Mansfield is a town in Tolland County and its population is around 30,000.
A growing Huskies town
Encompassing rolling hills, dairy farms and Connecticut’s flagship university, Mansfield combines the best of two worlds in one college town. The landscape here is rural, with streams, pastures and several nature preserves. Yet, residents have access to a thriving downtown in Mansfield village of Storrs, where the Huskies play and where the University of Connecticut campus is located. “The university has brought many pluses to the area over the years,” says Realtor Sharon Watson Stokland with List N Show LLC. “New stores, restaurants and night spots have opened in Downtown Storrs, and with them, new tastes and options.” Traditional and modern amenities go hand in hand in this mostly agricultural community.
An education in food and culture
Downtown Storrs, next to campus, offers some of the most popular local eateries, such as Kathmandu Kitchen and Bar, a restaurant serving Nepalese and Indian food, or Little Aladdin, a Mediterranean and Greek restaurant. Dog Lane Café, too, is a place to grab a locally sourced sandwich, a cup of coffee or a glass of wine, and getting ice cream from the UConn Dairy Bar, made with milk from the university’s dairy herd, has been a Huskie tradition for over 60 years. “As UConn grew from an agricultural college to a large university with international students, the town grew in attitudes and cultural knowledge,” Watson Stokland says. People can still catch a blockbuster at the Mansfield Drive-in, operated by the same family for over 45 years, or see a play at the Connecticut Repertory Theatre, a professional theater run by the university. Groceries can be purchased at the Big Y World Class Market near East Brook Mall, which offers national retail chains, or residents can check out the two Asian markets in town.

Events in Downtown Storrs
The annual Celebrate Mansfield Festival in September draws thousands to Downtown Storrs for a day of music, food, arts and crafts, and fun activities for all ages. Also downtown, Summer Concerts on the Square brings folk, rock ‘n’ roll, mariachi and other music to the Mansfield Town Square every Thursday in June and July.
Where to get refreshed
Mansfield Hollow State Park, a popular spot for fishing, boating and picnicking, features a 500-acre lake. Visitors can use the park trails to hike or go cross-country skiing, and the adjacent reservoir was made for kayaking. “I’ve been going to the park since childhood,” Watson Stokland says. “We’d leave at dawn and stay well after dark; the park is a family-friendly place.” Mansfield is surrounded by trails and natural preserves, including Schoolhouse Brook Park, Eagleville Preserve and Shelter Falls Park, which features a sheltering rock overhang next to three small waterfalls, an area the park is named after. For more outdoor thrills, the Adventure Park at Storrs offers axe throwing and zip lining for people of all ages and skill levels.

Bigger homes on bigger lots
Properties in Mansfield run the gamut from mobile homes to custom-designed houses on multi-acre rural estates. In between, homebuyers will find ranches with two-car garages, antique homes with wide plank floors and real plaster walls, a historic Cape with a library and built-in cabinets, and large colonials with plenty of space for a movie or workout room. “Most Mansfield homes were built for families of more than four people,” Watson Stokland says. “These are bigger homes on bigger lots in a rural area without many sidewalks. Homes are built well, which is why there are so many vintage and antique examples.” With such a wide range, prices vary from $70,000 to $800,000, and condos list for between $90,000 and $550,000.
