Stratmoor Valley is located at the southern tip of Colorado Springs, between the Colorado Springs Airport and Fort Carson. This narrow neighborhood is bordered by Interstate 25 and the CanAm Highway, with most homes clustered in its northwest corner. The neighborhood’s direct access to the interstate makes it a convenient spot for commuters: it's only 7 miles from downtown Colorado Springs. Stratmoor Valley is a bit further from Denver – about 75 miles. “It’s located in one of the lower-income school districts, so it’s not the most desirable area, but homes here are more affordable than surrounding neighborhoods,” says Realtor Melanie Weseman of Citadel Realty, who has been working in real estate in the area for more than two decades. With well-maintained homes and easy access to various shopping centers, buyers with modest budgets can find opportunity in Stratmoor Valley.

Stratmoor Valley has narrow sidewalks and wide streets lined with 1960s ranch-style homes and New Traditionals built in the 2000s. Homes have either built-in garages or carports and small front lawns surrounded by chain-link, white picket or wooden fencing. Many interiors have renovated kitchens or bathrooms. Prices generally range from $280,000 to $400,000; the average neighborhood home value is about $330,000 compared to $520,000 for the Colorado Springs metro area. Over half of neighborhood properties are apartments. There is also a mobile home community with manufactured homes that typically cost between $60,000 and $100,000. Townhouses fall in the $280,000s.

Big box retailers close at hand
The neighborhood is situated between two Walmart Supercenters. Sam’s Club is also nearby, located along South Academy Boulevard off Interstate 25. Cheyenne Mountain Shopping Center is 3 miles north and has the nearest Target, a movie theater and the Broadmoor World Arena, which hosts concerts, comedy and ice-skating events. Several chain restaurants fill nearby shopping centers; Fat Belly Pizza, owned by a local veteran, is a popular spot for pizza, wings and subs. Devil or Angel Bar & Grill has colorful graffiti art inside and out, plus arcade games, live music and a full bar.

Zoned for Widefield School District 3
Widefield District 3 schools are a few miles outside the neighborhood. The district just celebrated its 150th anniversary. Students may attend Pinello Elementary, rated C-plus on Niche, Sproul Junior High, rated B and Widefield High, rated B-minus. Widefield’s many activities include clubs for welding, robotics and forensics.

Biking Fountain Creek Regional Trail
Cyclists can bike the Fountain Creek Regional Trail, which runs through the length of the neighborhood. It stretches south to several spots for outdoor recreation, including Fountain Creek Regional Park, Fountain Creek Nature Center Willow Springs Pond, where anglers can cast a line. Within the neighborhood, Stratmoor Valley Park has playground structures and athletic courts, and in the fall, families can pick out a pumpkin at Venetucci Farm. “Colorado Springs is within the top two or three cities in terms of number of days of sunshine per year,” says Jason Daniels, owner of Finch & Gable Real Estate and Colorado Springs native. But when it’s raining or snowing, there is an indoor gym at Widefield Parks and Recreation about a mile outside the neighborhood.

Stratmoor Valley is about 5 miles from the nearest UCHeath emergency care and 6 miles from Colorado Springs Airport. Buses stop throughout the neighborhood, taking passengers to Pikes Peak State College and around the city. Drivers can head north about 7 miles up Interstate 25 to reach downtown.
