Small town near the Delaware Water Gap
Between the historic Monroe County Courthouse and banner-strung Main Street, Downtown Stroudsburg is both the longtime county seat and the modern heart of art, music and commercial life for Stroudsburg and East Stroudsburg. “Between the Burgs, tourism is the No. 1 industry, followed by education through East Stroudsburg University,” says Bob Kelly, a Realtor with the Kelly Realty Group of Keller Williams Real Estate who lives in Downtown Stroudsburg. “More people are moving out here from New York City, hiking the Appalachian Trail at the Delaware Water Gap, kayaking down the river, mountain biking trails at all different difficulty levels – there's so much to do around here. I can walk from my office in the center of town to restaurants and bars. It’s an ultra-convenient location.” Bordered to the south by Interstate 80, Downtown Stroudsburg continues to blend the stately architecture of the past with ever-evolving Main Street shopping, dining and event destinations that draws tourists off the interstate and city-dwellers off Long Island and into the Poconos.

StroudFest, farmers markets and the Sherman Theater
Among a constant rotation of annual vendor and live music-centric events, StroudFest is one of Downtown Stroudsburg’s most anticipated, filling Main Street and the adjacent Courthouse Square with craftsmen, food court offerings and sound stages on the Saturday before each Labor Day. Courthouse Square closes to through-traffic for frequent smaller events, including the Saturday morning Monroe Farmers Market, which has been a walking destination for neighbors to chat with nearby farmers for more than 40 years. The glowing marquee of the Sherman Theater reminds ticketholders of the venue’s roots as a 20th-century movie palace, but the 2000s remodel and reopening have reinvigorated its role in Stroudsburg’s modern entertainment scene, hosting everything from national touring bands to beer festivals.
Shopping and dining along Main Street
Banners for family businesses hang below Italianate cornices and Gingerbread trim. Lampposts are crowned with colorful floral arrangements. Downtown Stroudsburg's Main Street is a walkable, American flag-lined shopping district that records its past in 20th-century commercial buildings and a history of fires, shake-ups and successes kept by business owners. While hardware stores and grocers have made their way out, specialty retailers remain full of shoppers sifting through boxes of vinyl and perusing shelves of books organized by handwritten genre-tags. “Every Main Street needs a great record store and a great book shop, and Carroll & Carroll is right down the street,” says Tom LeFevre, owner of Main Street Jukebox. “Artists performing at the Sherman like stopping in here. Keanu Reeves and his band came in and walked around town all day.” Dunkelberger’s has provided gear and licenses for Pocono sporting and hunting needs for more than 50 years. Walmart and GIANT anchor Pocono Plaza a mile away in East Stroudsburg. Diners take coffees out to the tranquil, tree-shaded garden in Cafe Duet’s backyard. Off the main drag, Sarah Street Grill is often packed with regulars chatting at the bar or peering at the chef’s rolling prowess from seats at the sushi bar. Main Street’s nightlife is dominated by Irish bars like Flood’s which has been a Cheers-esque stop for wings and a beer since the 1970s. Blocks away at Finola’s Irish Pub, the weekend crowd ranges from bachelorette parties hailing from New York City to live music fans soaking in the surround sound and color-changing stage lighting. Downtown Stroudsburg has a CAP Index crime score of 6 out of 10, above the national average of 4.

Hiking the Delaware Water Gap, ski slopes and cycling
While community parks like Stroudsburg Borough Park house staples like playgrounds and pools, much of the appeal of living in Downtown Stroudsburg is being a short drive from more adventurous recreation hubs found throughout the Poconos. The Delaware Water Gap Recreation Area is the main driver of outdoor tourism in the region, and the Mount Minsi Trailhead means that hikers are less than 5 miles away from panoramic views of the Delaware River valley and a 5-mile loop along the Appalachian Trail. Ski lifts ferry winter sports enthusiasts at several nearby resorts through the colder months, including the Shawnee Mountain Ski Area which is about 9 miles from home. Cyclists meet at Pocono Bike Company’s storefront a few times a week, taking off for group rides on the streets or on forested trails at places like Glen Park.

Victorian homes in the Stroudsburg Historic Preservation District
Down sidewalk-lined blocks, Downtown Stroudsburg’s residential streets are framed with the ornamental and bare-bones architectural stylings that were popular from the late 19th century through early 20th century. Victorian single-family homes with towers and decorative porch trimming stand down the street from simpler folk vernacular homes in both detached single-family and twin home forms. Prices range from $200,000 to $700,000 depending on renovation levels and square footage, with exterior alteration-restricted Queen Annes in the Stroudsburg Historic Preservation District commanding the highest prices. Throughout Downtown Stroudsburg, houses of worship like Stroudsburg First Presbyterian Church and the Church of Saint Luke poke steeples and stained glass above the residential skyline, some of which have congregations that have remained active for over a century.

Flood risk along McMichael and Brodhead creeks
McMichael and Brodhead creeks sometimes spill their banks during times of unusually heavy rains or tropical storms, increasing the risk of flooding to low-lying areas to the south and east of Downtown Stroudsburg. Residents may evacuate to higher ground or pop-up shelter-in-place sites set up at East Stroudsburg University during these infrequent events.
