Named for its canopy of maple trees, Sugarland Run brims with outdoor activity and offers proximity to green spaces on the Potomac River. About 26 miles of HOA-maintained trails stretch across this Loudoun County community, allowing locals to walk to playgrounds, a pool and highly rated public schools. And it’s this suburban atmosphere that has attracted Sugarland Run’s 12,000 residents. “It’s a family-oriented area,” says Farida Saafi, a former resident who's a Realtor with K Realty. “The schools are highly rated, and there’s just a lot of stuff for kids to do because of the HOA. There’s even a community swim team.” Washington, D.C., commuters also have easy access to state Route 7 and the Herndon Metro station.

Houses sell quickly in Sugarland Run

Most of Sugarland Run was developed between the 1970s and '90s. Ranch-style houses, New Traditional homes and Colonial Revival-style townhouses are common here. Exterior changes, like paint colors and roof updates, must be approved by the HOA. The median price of a townhouse is about $475,000, while the median price of a single-family home is around $650,000. Both are higher than the national median. Houses here typically sell after 15 days on the market, which is faster than the national average. Heavy rainfall may cause the community’s Potomac River tributaries to overflow, but flood insurance is not mandatory here. Crime statistics specific to Sugarland Run are not readily available, but according to FBI data, Loudoun County has consistently lower violent and property crime rates than national and state figures.

HOA recreation spaces and proximity to Algonkian Regional Park

There are monthly HOA fees here. They vary for detached homes and townhouses, though none exceed $80.The fees help maintain community recreation spaces, like the trail network stretching behind homes and through forestland. The local youth swim team, dubbed the Sugarland Run Dolphins, practices at the community pool. The community center is available for rent, and it hosts monthly HOA meetings and breakfast with Santa in December. A number of playgrounds are in the area, and Willow Lake is a popular fishing and kayaking spot. Several green spaces on the Potomac River are less than 5 miles north of Sugarland Run. For instance, the Trump National Golf Club has two 18-hole courses, a tennis complex and a swimming pool. A public 18-hole golf course is available at the 838-acre Algonkian Regional Park, where locals will also find a boat launch and the Volcano Island Waterpark. Saafi says runners frequent the park's forested trails. “Every time I’ve gone, I’ve seen a high school cross country team or a local running club.” South of the park, Potomack Lakes Sportsplex has baseball diamonds and soccer fields used by youth and adult leagues.

State Route 7 and the Silver Line reach D.C.

D.C. is a 24-mile drive east on state Route 7, which spans Sugarland Run’s southern edge. Depending on traffic, the drive can take between 45 minutes and two hours. “Rush hour traffic on Route 7 is bad, but that’s true for just about any major highway in Loudoun County,” Saafi says. Loudoun County Transit buses offer rides between Leesburg and Sterling. The Herndon Metro station, 6 miles south, follows the Silver Line, with trains typically reaching downtown D.C. in under an hour. Companies like Microsoft and Amazon have data centers in Ashburn, less than 9 miles west. Reston Hospital Center is less than 6 miles south, and Dulles International Airport is 10 miles southwest. Sugarland Run is just outside Loudoun County’s Airport Impact Overlay District, so the area rarely deals with plane noise.

Kids can walk to highly rated Loudoun County Public Schools

Sugarland Run is zoned for the Loudoun County Public Schools district, which earns an A grade from Niche and serves about 81,600 students. The community is home to two elementary schools, Seneca Ridge Middle School and Dominion High School. “There are buses, but kids usually walk to school here,” Saafi says. “All the trails and sidewalks make it really easy.” The 93-acre Northern Virginia Community College Loudoun Campus sits in the southern part of the community. The school offers associate degree programs in fields like business administration and early childhood development.

Shopping and dining on state Route 7

Strip malls with big-box retailers, grocery stores and fast-food restaurants line state Route 7. Dulles Town Center, less than 4 miles south, is an indoor mall with over 180 stores and restaurants. Loudoun County is also known as the D.C. metro area’s wine country, with several wineries less than 15 miles west of Sugarland Run.
