An active D.C. suburb just 8 miles from downtown, Suitland-Silver Hill is a popular community packed with homes for first-time home buyers. Named after State Senator Samuel Taylor Suit, who lived in the area in the 19th century, Suitland is now loaded with schools, stores and restaurants and sits just north of Joint Base Andrews, making the area a hot spot for members of the military. "It has access to Washington, D.C., access to the Capital Beltway, lots of connections to the surrounding area," says local Realtor Jason Miller of Samson Properties. "Just being nestled in there, it has a lot of great neighborhoods that are being overlooked. It’s growing."
Situated among the woody, cul-de-sac-heavy outskirts of D.C., Suitland-Silver Hill offers small ranch-style homes that can list north of $300,000 while larger colonial-style dwellings with four to five bedrooms may sell closer to $400,000. Townhome prices range between $300,000 and $500,000. The housing market in Suitland-Silver Hill is relatively competitive with many properties being sold within 40 days.
Students in the Suitland-Silver Hill area attend schools under the Prince George's County Public Schools umbrella. Children from pre-K to Grade 5 attend Suitland Elementary School while kids Grades 6 through 8 go to the newly constructed Drew Freeman Middle School, which was completed in 2023. In fact, the construction of Drew Freeman Middle School serves as a primary example of the community's rapid growth. "They’re developing a lot in the area," Miller says. "They actually demolished a lot of the stretch along Homer Avenue and built the new Drew Freeman Middle School there, as well as some luxury apartments." Right next door to Drew Freeman Middle is Suitland High School, which offers a two-year International Baccalaureate program recognized nationally by institutions of higher education.
Running straight through the Suitland-Silver Hill area, Silver Hill Road offers numerous food options from McDonald's to Popeyes, but there certainly isn't a shortage of local highlights. Head to San Carlos Bakery and try its signature pastries, taco platters and spicy chicken nachos. Just up the street is also Silvestre Chicken, a local favorite known for its Fajita Mixta that includes chicken, steak and shrimp. For groceries, go to the neighborhood's northside and visit The Shops at District Heights, which contains a Giant Food market as well as a Chick-fil-A and a Panda Express for easy on-the-go meals.
Suitland Community Center just off Regency Parkway is a perfect spot to spend time with the kids at the community center's playground or invite friends for a game of pickup basketball on its indoor and outdoor courts. On the neighborhood's westside, Bradbury Recreation Center features a playground and a full-sized football field for the community's sports fanatics. You can also pay a visit to Creative Suitland Arts Center, which hosts free visual arts workshops for residents of all ages every Saturday. On Sundays during the warmer months, the arts center also hosts The Capital Market — a community-based farmers market that features fresh produce from prominent Black farmers in the D.C. area.
Suitland-Silver Hill residents have excellent access to D.C. thanks to Washington Metro's Green Line. The Green Line's Suitland Station sits just 10 miles outside of downtown, making for an easy commute to the city. By car, locals are only a 15-minute drive on Suitland Parkway from Washington's Navy Yard. The Capital Beltway is also accessible via Pennsylvania Avenue, which borders the neighborhood to the north.
From convenient public transportation to its numerous food and shopping options, this D.C. suburb is a popular destination worth considering.
