Neighborhood in Sunrise, Florida
Broward County 33351
Florida is home to more than 1,250 golf courses, so finding a place to play golf in the Sunshine State isn’t all that difficult. However, the Spring Tree neighborhood in Sunrise makes it even easier to find a course: Residents of Spring Tree have an 18-hole course in the middle of their neighborhood. Situated approximately 30 minutes’ drive west from both Pompano Beach and Fort Lauderdale, Spring Tree is a neighborhood that offers potential buyers a more affordable alternative to those cities without having to sacrifice convenience or access to amenities. As Realtor Courtney Maxwell of All Broward Realty – who has a decade of experience in the area – says, “It’s a neighborhood where it’s easy to get around that is a relatively quiet place to live.” With 44th Street on the northern border and Oakland Park Boulevard on the southern border, residents can get to Florida’s Turnpike in 10 minutes and Interstate 95 in 20 minutes. The Fort Lauderdale-Hollywood International Airport is less than 20 miles away, and the HCA Florida Woodmont Hospital is 3 miles away. There are sidewalks throughout the neighborhood, and multiple stops for the free Sunrise mini-bus make it easy for residents without their own car to get around.
Affordability is a big draw for Spring Tree, especially compared to much of the surrounding area. “The area has a lot of price points that cover a lot of budgets,” says Maxwell. “You can get into a condo for less than a lot of places in the area, and then you’ve got bigger single-family houses, too.” Buyers can choose between condominiums, townhomes and traditional single-family homes in the neighborhood. Ranch-style homes predominate the architectural style for single-family house options, though there are two-story homes primarily along the canal along the southern border of the neighborhood. The median price of real estate in Spring Tree is $285,000, and buyers should expect to pay an average of $245 per square foot. A one-bedroom/one-bathroom condominium lists for around $154,000, and prices can go up to $490,000 for a spacious three-bedroom/two-bathroom ranch-style home.
Students can attend Horizon Elementary, Bair Middle and Piper High School. Horizon earns a B rating on Niche.com, and both Bair and Piper earn a C+. Students at Piper can participate in any of over 30 different school-sponsored clubs and more than 25 different varsity-level sports. Parents also have the option of sending their children to a variety of nearby private schools that are highly rated, including American Heritage Schools, which was ranked the best private school in the state by South Florida Business Journal.
For outdoor recreation, there is, of course, the 18-hole Bridges at Spring Tree Golf Club in the middle of the neighborhood. With a 7,200-yard course, pro shop and newly renovated clubhouse with a restaurant, a round at Bridges at Spring Tree is a great way to get a little outdoor time. The neighborhood also features multiple parks, including Hammock Oak Park and Cypress Preserve Park. Oak Hammock Park offers visitors two playgrounds, nature trails and three picnic pavilions, and also displays wooden sculptures created by chainsaw artist Scott McAllister. The offerings at Cypress Preserve Park include a splash pad, nature trail, 9-hole disc golf course and three picnic pavilions. And with its proximity to both Fort Lauderdale and Pompano Beach, the neighborhood’s location allows residents to be sitting on a sandy beach in 45 minutes’ driving time. When the weather isn’t cooperating, residents can take their kids to Flippo’s indoor playground in Sunrise Town Center located on University Drive in the northeastern section of the neighborhood, or the family can go bowling at Striker’s or catch a movie at AMC Sunrise in the Forum shopping mall off 44th Street along the neighborhood’s northern edge.
For groceries, residents of Spring Tree head to Patel Brothers in Sunrise Town Center. For those household necessities, you’ll also find Walmart Supercenter in the same area. Dollar Tree, Rainbow Shops, ABC Beauty Supply and other retailers are also in Sunrise Town Center, along with restaurants like Scuotto’s Pizza for a slice, Kababi Café for traditional Persian cuisine and La Perrada Company for the Original Colombian Burger.
