You’ll know when you’ve entered the unincorporated community of Kagel Canyon and left behind the surrounding suburbs. Sidewalks and streets give way to unpaved trails, and the hum of traffic is replaced by an evening orchestra of hoots and howls. Mike Anderson, past president of the Kagel Canyon Civic Association, describes the area as, “a rural oasis.” He says, “Our enclave, mostly surrounded by the Angeles Forest, allows us to live with nature close and safely away from the asphalt, congestion and density of the big city below.” Despite the neighborhood’s secluded feel, residents can easily access the 210, and students here are served by the Los Angeles Unified School District.

There is great variation in terms of home style and pricing in Kagel Canyon, and quite a few houses here were built between the 1920s and 1950s. While some ranch-style homes are spread out on spacious lots, other multi-story houses seem to be built right into the hills. Depending on whether you choose a home in the lower, middle or upper canyon, you may be responsible for your own water supply, but locals will tell you it’s a small price to pay for the area’s breathtaking views.

At the lower end of the price range, for around $200,000, you can find some manufactured homes from the 1960s. There are three-bedroom bungalows priced around $715,000 and three-story cottage-style homes from the early 1900s going for about $730,000. You’ll see some multifamily houses fetching close to $1.2 million, and for $3.5 million, you can get a five-bedroom sprawling ranch-style home built in 2011.

Students in Kagel Canyon attend schools that are located in three different communities within the Los Angeles Unified School District. Brainard Elementary School, rated B- by Niche, is in the nearby suburban neighborhood of Lake View Terrace. Here students receive a well-rounded educational experience that includes theatre performances and hands-on workshops. Students in sixth through eighth grades head to Charles Maclay Middle School in Pacoima which has a student-teacher ratio of 16 to one. High school students go on to earn their diplomas from Verdugo Hills Senior High School. Rated A- by Niche, Verdugo Hills is the only high school that has served the community since the late 1930s. Here, students can take a traditional academic course load or participate in one of three academic communities. The school’s STEMM (Science, Technology, English, Math and Multimedia) program was recognized by the Magnet Schools of America as a School of Distinction.

Because many areas of Kagel Canyon are zoned for horses, and trails are more abundant than sidewalks, residents often don’t have to venture far from their properties for outdoor recreation. “Some days you can see more horses, dogs, peacocks, hawks and wildlife than people, so it’s a perfect nature lovers retreat,” Anderson says.

Locals can also utilize Dexter Park, a 40-acre space that is part of Los Angeles County Parks & Recreation. The facility offers a playground, athletic fields and an outdoor stage, as well as a community center that hosts programs for children and adults. If you’re interested in hiking, there are several trails nearby, including Kagel Mountain Trail, a 6.2-mile out-and-back trail.

You’ll find locals gathering for dinner and drinks at The Hideaway Bar and Grill, a popular spot that serves homecooked food and features live entertainment. You can also enjoy tacos with handmade tortillas from Don Cuco and shop for groceries at the nearby Vons. Less than a mile from the 210 and the 118, Kagel Canyon is an area that residents describe as away but accessible. If you’re looking for more rustic and secluded living, this might be the place to stake your claim.
