A neighborhood in the hills outside LA
The Tujunga Canyons neighborhood is about as rustic and rugged as Los Angeles gets. The community is set in the jagged In the hills north of Los Angeles and bordered by Santa Clarita on the west and the Angeles National Forest on the east. Residents are out in nature, sharing their hills and valleys with eagles, bears and mountain lions. “It’s a rural area out in the hills, which is attractive to people who want to get out of the city and into nature,” says Jeromy Robert, a real estate agent with The Agency.
Access to CA-14 and Interstate 210
While the neighborhood does feel removed, highways connect it with the greater region. “What’s interesting is that it’s still very close to city centers but feels very removed. You feel like you’re way out, but you're not too far from Santa Clarita,” says Robert. Via Little Tujunga Canyon Road, one of the neighborhood’s main arteries, Santa Clarita is 15 miles west. Pasadena and Los Angeles are farther south, sitting 25 and 30 miles away, respectively. CA-14 and Interstate 210 border the neighborhood, providing routes down the hills into town. The nearest commercial airport is 20 miles south at the Burbank Airport.
Angeles National Forest Borders the neighborhood
“I think what draws people to the area is that it’s less congested than a lot of other neighborhoods near LA since it’s on the outskirts,” says Richard Valdez, real estate broker and owner of Valdez Realty. “And the views of the mountains are really great.” Tujunga Canyons is surrounded by hiking, biking and horseback trails, as well as nature preserves. Walker Ranch occupies 140 acres on the western edge of the neighborhood, where the woodlands descend to Santa Clarita. The entrance to Angeles National Forest borders the neighborhood. Trails ranging from the difficult to the easy offer visitors the chance to retrace the footsteps of early settlers. Kagel Mountain is in the southwestern part of Tujunga Hills, near the border of Sylmar. Residents can access the trailhead near the Pacoima Reservoir and summit the 3,500-foot peaks for sweeping city views. The 6,500-foot Mount Gleason can be accessed by numerous trails, including the Pacific Crest Trail, which crosses by on its way north to Canada.
The neighborhood experiences a low crime rate, scoring a 1 out of 10 in the CAP Index Crime Score. This is 3 points fewer than the national average of 4 out of 10.
Ranch-style and Modern Traditional homes in Tujunga Canyons
Tujunga Canyons is spread out, with broad tracts of land separating neighbors. “It’s less expensive than living in the city, but there are still some higher-priced properties,” says Robert. “It’s probably 50-50 of people who buy land or people who buy one of the move-in houses.” Homes here are generally new-build, Modern Traditional properties. These sell from $600,000 to $3 million, depending on the size of the home, its lot and amenities like pools. On the neighborhood’s northernmost edge, where ranch-style homes are more common, homes sell from $850,000 to $1.5 million. Land parcels can sell anywhere from $13,000 to $5 million depending on size.
Shopping and dining in Santa Clarita and Sylmar
Tujunga Canyons is a rural area with no businesses or restaurants. Residents head into Santa Clarita or down into bordering Sylmar to shop and dine. Conveniently, the nearby highways are also retail corridors, so residents’ drives are more streamlined. In the Tujunga neighborhood, 15 miles south, there are plenty of shops and restaurants, like Vons Supermarket and In-N-Out.
Kids attend the Acton-Agua Dulce Unified School District
The Acton-Agua Dulce Unified School District serves a large swathe of the neighborhood. Meadowlark Elementary School earns a B from Niche. High Desert School, which serves grades five through eight, earns a B-minus. Vasquez High School earns a B-plus. It is the only comprehensive high school in the district and offers honors and AP classes.
