Spanning the main campus of Syracuse University, a sliver of downtown and a largely residential community with roots dating back to the 1800s, Eastside blends a lively collegiate atmosphere with suburban comfort less than 2 miles from the city center.
Opposite Syracuse’s 700-acre campus across Comstock Avenue, neighborhoods such as Westcott, Meadowbrook and Scottholm loosely interlock to form this leafy community that also includes a few smaller colleges and a SUNY medical university. “It’s a lot of professionals, doctors, professors and pockets of students. The location is excellent because of its proximity to our hospitals and universities,” says Jean Hill, a local associate broker with Hunt Real Estate ERA. “And there’s a lot of social things to do.”
In warmer months, Eastside residents unwind at amenity-rich parks, country club golf courses and local restaurants in a neighborhood business district along Westcott Street. Throughout the fall and winter, the bitter cold — not to mention more than 100 inches of snow most years — forces most residents to bundle up. But folks find ways to enjoy the seasons even in the face of freezing temperatures and a blistering wind chill. Syracuse football and basketball sends fans into a feverish frenzy, while public skating rinks and the nearby Destiny USA shopping mall bring people together, creating classic winter scenes during the holidays and beyond.
Syracuse University is the most well known college in Upstate NY, located in Eastside Syracuse.

Traditional Craftsman, Tudor and Italianate homes near Syracuse University
The roots of Eastside’s architectural heritage run deep, exemplified by the numerous Colonial, Tudor and Italianate homes in the area. At the turn of the 20th century, Gustav Stickley — a furniture manufacturing mogul and champion of the Arts and Crafts design movement — built a Queen Anne with chestnut wall paneling and beamed interiors. After petitioning for its inclusion in the National Register of Historic Places, preservationists now maintain the landmark home as the first example of American Craftsman design, a style that inspires the neighborhood’s low-pitched roofs, prominent porches, natural woodwork and stone masonry. “There’s so much character in these houses,” Hill says. “It’s a competitive market. There’s usually multiple offers on them.”
Well-maintained historical homes and larger contemporary-traditional residences with three or more bedrooms can cost between $300,000 and $600,000. Single-family homes in the area land at a median price of $230,000, while older properties marketed as student rentals and modest ranch-style homes go for $100,000 to $300,000.

Up the road from Syracuse University, Thornden Park serves as the community’s largest recreational space, featuring trails, playgrounds, tennis courts, a community pool and an amphitheater where local thespians take on Shakespeare. The 76-acre park also includes the E.M. Mills Rose Garden, one of the nation’s oldest municipal rose gardens. In the winter, folks come to the Clinton Square Ice Rink to carve figure eights beneath holiday lights and the downtown skyline. And when weather allows, Drumlins Country Club, operated by Syracuse University, has both private and public golf courses.

Cheering on the Orange in the Loud House
Snow or shine, Eastside offers plenty of local activities and events. Westcott Theater hosts the annual Westcott Street Cultural Fair, a daylong celebration featuring food, art, live performances and cultural activities. Thornden Park cooks up an annual chili cookoff, movie nights and other events throughout the summer. And the JMA Wireless Dome — aka “The Loud House” — hosts Syracuse home games, as football and basketball fans cheer for their beloved Orange during ACC play.

Neighborhood cafes and boutiques in Westcott, plus campus pubs on Marshall Street
In the university area, Marshall Street is a main gathering place for students and Orange fans, with orange-and-blue bars, small corner stores and shops selling Syracuse apparel. Further into Eastside’s more residential area, folks living along the Westcott Street corridor can walk or bike to brunch at Recess Coffee or Rise N Shine Diner before browsing the vintage racks at Boom Babies. On Route 5, which loosely outlines the Eastside area, residents can shop for groceries at supermarkets such as Trader Joe’s, Wegmans and Aldi. West of downtown, next to Onondaga Lake, Destiny USA features over 250 shops, restaurants and venues across its six floors, making it one of the nation’s largest shopping malls.

Local public schools between Syracuse University and Le Moyne College
The Syracuse City School District educates more than 19,000 students a day. In Eastside, students can attend Edward Smith School, rated C by Niche, before advancing to Nottingham High School, which received a B-minus. In addition to Syracuse University, other colleges in Eastside include the SUNY College of Environmental Science and Forestry, SUNY Upstate Medical University, and Le Moyne College, a private Jesuit university.

Quick access to interstates, CENTRO buses and neighborhood bike lanes
Eastside residents have several options for commuting within and around the greater Syracuse area. New York’s two major interstates, east–west I-90 and north–south I-81, intersect just north of Syracuse, and the Central New York Regional Transportation Authority operates CENTRO bus routes throughout the Eastside and the rest of Syracuse. Bike lanes in the community make it easy for students, professors and health care workers to commute to the university’s main campus as well as the Syracuse VA Medical Center, Crouse Hospital, St. Joseph’s Health Hospital or the Upstate University Hospital. Traveling by air, residents can catch a flight from Syracuse Hancock International Airport — just 15 minutes by car — or ride the rails at the William F. Walsh Regional Transportation Center, where Amtrak makes frequent stops.
Around the SU Campus, public transportation includes trolleys with university colors.
