Walker’s paradise in northeastern Syracuse

Known as the village within the city, Eastwood is a walkable suburb where tree-lined streets surround a vibrant business district along James Street. “Eastwood is a unique city neighborhood; it’s very walkable. Most neighborhoods blend into each other, but Eastwood is very well-defined. It gives people that live there pride,” says Joe Nastri, a Realtor with Keller Williams Realty and a former resident of Eastwood. “The other thing that I think is a big draw in Eastwood is the housing stock and the prices. The prices of homes are modest as compared to a lot of the suburbs. A lot of people start out there.” In addition to its retail corridor and local shops, the community offers a central location in northeast Syracuse – just above Interstate 690 and minutes from the hustle and bustle of downtown.

Local favorites along James Street

James Street bisects the northern half of Eastwood. An eclectic collection of shops, restaurants and markets line the thoroughfare. Coffee shops like Café Kubal sit alongside mom-and-pop shops like Books & Melodies, a used bookstore where residents can browse through stacks of books, comics and vinyl records. Happy Hour Vintage is known for its racks of second-hand clothing, and The Curd Nerd sells artisanal cheeses that range from classic cheddars to wine-soaked goat cheeses. Mother’s Cupboard may appear to be a roadside shack to an outsider, but the old-fashioned diner is a local staple known for its generous breakfast platters and jumbo frittatas. For dessert, Fifi’s Ice Cream & Sweets has over 75 flavors of ice cream. Residents can also see old films and candlelight concerts at the Palace Theatre, a historic venue that has been operating for over a century. “The Palace Theatre has always been a staple and a beloved place. It’s more of a party venue than a theatre, but they still show movies,” Nastri says. Further south along Burnet Avenue, neighborhood watering holes include Shifty’s Bar & Grill. The tavern serves classic American grub and features a rotating cast of live music five days a week. “You’ve also got Wegmans, Price Chopper and Tops all right there. It’s just very accessible,” Nastri says. Wegmans is less than a mile east of the neighborhood off James Street.

Shop local on Eastwood Market Day

The Eastwood Neighborhood Association hosts various community events. Annual festivities include Eastwood Market Day, an open-air flea market held on the first Saturday of August. Locals gather at the corner of James Street and Grant Boulevard to browse artisanal goods from over 40 local vendors, including handmade jewelry and original artwork.

Traditional homes show pride of ownership

A variety of single-family homes sits along Eastwood’s sidewalk-lined streets. “You’ll find everything from Cape Cods to ranches to colonials. They’re all a little bit different,” says Mark MacBain, a licensed real estate salesperson with Hunt Real Estate ERA who has been selling homes in the area for over five years. Most homes were built in the first half of the 20th century and embrace individuality beyond just their architectural styles. “There are a lot of older homes with a lot of character. For example, you'll see all original walnut woodwork meticulously maintained through the years, a pillar holding up the rooms or an old-style staircase that winds around to the top floor. You don't see that in the new builds today," MacBain says. Most homes sit side-by-side on narrow lots that average just under an eighth of an acre, yet residents still find room to plant small gardens and personalize their yards. “You can see the pride of ownership in the houses. You see lawns manicured. People are cleaning up and sprucing up. They’re not only maintaining, but upgrading,” says Nancy Hayman, an Associate Broker with Howard Hanna Real Estate and a Syracuse native. Prices for single-family homes range from around $100,000 for a two-bedroom bungalow to about $270,000 for a four-bedroom Colonial Revival.

Kids attend Eastwood’s public or private schools

Students begin their education at the Huntington K-8 School, which earned a C-minus from Niche. Huntington offers before-school and after-school programming at the nearby Westcott Community Center. Teens attend the C-plus-rated Henninger High School, which is home to Syracuse P-TECH. P-TECH is a specialized high school that partners with Onondaga Community College, Broome Community College and the Manufacture’s Association of Central New York to offer two career-oriented programs of study: Clinical Laboratory Technician and Health Information Technology. Private school options include the Blessed Sacrament School, a Roman Catholic school serving kindergarten through sixth grade in collaboration with the neighborhood’s Blessed Sacrament Catholic Church. Eastwood is just north of Le Moyne College and less than 3 miles northeast of Syracuse University, a private research university with an urban campus in the heart of the city.

Community skatepark, green spaces and garden

Behind Huntington K-8 School is the East Woods Skate Plaza. The concrete skatepark has plenty of rails and ramps, and skaters of all skill levels can practice their tricks at monthly Second Saturday Skateboarding Sessions. Across the street is Sunnycrest Park, which has two playgrounds, various sports courts and a nine-hole golf course. Syracuse averages about 82 inches of snowfall per year, and the green space offers opportunities for recreation year-round with an enclosed ice rink and a series of cross-country ski trails. Further north is Cummings Field, which has three ballfields and is home to the Eastwood Little League. The Eastwood Community Garden has 25 garden plots, a little free library and a farm stand. Along the garden’s fence is an edible row of plants where residents can walk by and pick fresh raspberries, grapes and more.

Drive or take the bus to downtown Syracuse

Eastwood is just north of Interstate 690 and about a 3-mile drive from downtown Syracuse. “You can go east or west and be in any part of the city, and it’s about five minutes to get downtown to Armory Square,” Nastri says. “The bus routes are also great. It’s very accessible transportation-wise.” The Central New York Regional Transportation Authority provides local bus service to the community, with stops along the neighborhood’s main streets. The bus travels southeast to downtown’s Centro Transit Hub, among other places. Syracuse Hancock International Airport is less than a 10-mile drive north.
