A hamlet across the highway
The Upstate New York hamlet of Jamesville blends in well with its rural Finger Lake surroundings. However, just on the other side of Interstate 481 lays the major urban center and college town of Syracuse, home to most of Central New York’s educational and employment opportunities. On both sides of the highway, Syracuse’s suburban outskirts blend with Jamesville’s rustic homes to form an increasingly in-demand yet diverse housing market just miles from the heart of the Salt City. Outside of the Jamesville’s small town center, stretches of quiet country roads lead past gently rolling hills, wooded areas and subdivisions. “Jamesville is quaint and very friendly,” says Realtor Mary K. Barbano with Howard Hannah Real Estate Services, who has several homes listed and family living in the area. “It’s a small, tightly knit community that is very family oriented. There are quite a few developments here with lots of cul-de-sacs that are safe for small children.” Jamesville was one of the many settlements established in the years following the end of the Revolutionary War. The town was named for settler James DeWitt. He is also the namesake of Jamesville’s highly rated public middle and high schools. The local Seneca Turnpike’s name references the earlier inhabitants of the Jamesville area before the Revolutionary War displaced the Seneca Iroquois people from the Finger Lakes region.

Homes in the hamlet
Jamesville hamlet consists primarily of homes built in the first half of the 20th century. The houses vary in style from older farmhouses to colonial and ranch-style. There are a significant number of Jamesville homes built as far back as the 1850s-1880s. Homes in the community reflect a variety of sizes, styles and ages. Many of Jamesville’s homes are located along the Seneca Turnpike or on small side-streets, with a quiet atmosphere reflecting this town’s hamlet status. On the other side of the I-481, more housing options are available, with homes located in warrens of residential streets in subdivisions or on quiet roads leading into Syracuse and Dewitt. The majority of these homes—mostly split-levels, Cape Cods, colonials and ranch-style—were built amid the post-World War II suburban boom. Colonial homes vary in price from $335,000 to $621,000. Newer, custom-built homes located along the Jamesville Reservoir can run more than $1 million.

Small businesses and quirky shops
Jamesville’s small-town character shines in its selection of locally acclaimed small businesses. The corner of Seneca Turnpike and North Street is home to a bakery, a bank, a gas station and a hardware store. Sweet Salvage Gift Shoppe, a women’s gift boutique and an architectural salvage shop, has been open for more than 40 years. Locals can pick up essentials at AJ Grill & Mini Market on Seneca Turnpike. If more extensive grocery shopping is necessary, Tops Friendly Markets is 4 miles away on Nottingham Road. Half Moon Bakery and Bistro offers a variety of baked goods and a bistro menu. When dining out, Brian’s Landing is a popular local venue for comfort foods like chicken and waffles, fried chicken, and calamari, all served within a nautical-themed interior. The School and Vine Kitchen & Bar, in neighboring Southwood, is well known for its ivy-draped, comfortable exterior as well as its beefy burgers and savory cake slices.
Summer strolls and winter ice fishing
Due to this hamlet’s location at the junction of Syracuse’s suburbs and rural New York, residents have easy access to the great outdoors. The 377-acre Clark Reservation State Park invites visitors to explore its preserved woodlands, fish in the deep-water Glacier Lake, and enjoy nature walks of varying severity. Golf lovers can play on the 9-hole public golf course at the Tecumseh Golf Club, a community fixture since 1933. Jamesville Beach Park is located along the 198-acre Jamesville Reservoir. The county park includes a small beach along the waterfront, a playground, open fields and hiking trails. “In winter, a lot of residence go ice-fishing on the reservoir,” says Barbano. “And Jamesville is close to Song Mountain and Labrador Mountain ski resorts, and many residents take advantage of that.”

Jamesville students attend schools in of New York’s highest-rated school districts. The Jamesville-Dewitt Central School District earns an overall A rating from Niche. Jamesville Elementary School serves kindergarten through fourth grade. The school has a 19-1 student teacher ratio and an A-minus rating. Jamesville-DeWitt Middle School has an A rating and an 11-1 student-teacher ratio. Jamesville-DeWitt Senior High School also has an A rating. The James behind the ville
While Jamesville may be much smaller than the nearby big city, Jamesville was founded over half a century earlier than Syracuse.
