Harbour Island embraces the easy atmosphere of waterside living with street names such as Tropical Breeze Way, Coral Reef Drive and Seascape Way. The neighborhood was an ambitious development in the 1980s for up-and-coming Tampa, as it was first used as a railroad yard. Now, the streets of this gated community feature condos, townhouses, apartment buildings and single-family homes. “Harbour Island feels like its own city,” says Traci Burns, a local broker associate with Smith and Associates Real Estate. “There are convenience stores, a dog groomer and dry cleaners all on the island.” Residents enjoy popular restaurants, The Westin Tampa Waterside hotel and fun in nearby Downtown Tamp. Locals can walk to downtown destinations or ride their bikes. A lot has changed since the island’s shabby industrial beginnings. Harbour Island feels like a small village, with many everyday necessities and waterfront activities.

Cooling off in Mediterranean townhouses or contemporary condos
Residential options include waterfront townhouses, high-rise condominiums and large apartment buildings. “People like living within the gated homes in Harbour Island. The 24-hour guards and security make them feel like they’re miles away from the downtown center,” Burns says. From a bird’s eye view, the island looks colorful with bright clay tile roofs, blue private pools and clusters of green trees. The Mediterranean-style townhouses along the island’s west side sell for almost $3 million and feature private dock access. The contemporary condos and apartments in the north include community pools and lower prices, usually sitting between $500,000 and $700,000. Although the area primarily features multi-family units, traditional single-family homes with light-colored siding sit along Harbour Bay Drive and often sell for $1 million to $2 million. The inland townhouses feature traditional styles with simple exteriors, while the homes along the water offer more ornate designs.

Boating on Tampa Bay
Homes cover almost every inch of Harbour Island, so residents don’t have parks to visit. They do, however, have some green space to play with their pups and paved sidewalks to use for a bike ride. Many take their boats out on Tampa Bay for a day on the water. Life Time, a new luxury gym, is scheduled to open in May 2024. Locals can join to get access to multiple tennis courts, pickleball courts, gym equipment, a spa and a pool. New residents or locals who want to learn more about the area can book a tour with Pirate Water Taxi. The tour loops around Harbour Island and up the Hillsborough River to the Armature Works outdoor area.

History comes alive at Gasparilla Pirate Fest
Waterside residents can leisurely watch the diving birds, passing cruise ships and occasional dolphins from their backyards. Each year offers a much rowdier experience as the Gasparilla Pirate Fest courses through the Seddon Channel, west of Harbour Island. The biggest pirate event in the country, thousands gather to pay homage to the history of pirates with races, a parade and boat sailing. As one of Tampa’s most popular events, Harbour Island residents can cheer along the flag-bearing boats from the comfort of their back porch — without worrying about parking.
Date night at Jackson’s
Restaurants and shops greet residents upon first crossing into the island. Locals often start the day at Watervue Grille with a breakfast sandwich and coffee. Café Dufrain is a longtime favorite for residents. This family-owned restaurant serves American cuisine in a casual waterfront setting.
Locals dock their yachts at The Pointe Marina, but they also visit to dine at Jackson’s. This bistro, bar and sushi restaurant has served Harbour Island since 1997. Guests can sit out under the starry night sky while enjoying their fresh dinner selections. The Island Shoppe and The Market at Harbour Place allow residents to grab staple groceries without leaving the island. Locals who need a wider selection can drive inland to the nearby Publix.

Teens study the arts at Plant High
When the school year rolls around, kids have to go to the mainland for class. Thankfully, a few schools sit nearby. Gurrie Elementary School welcomes young Harbour Island residents in for class. After learning at Wilson Middle School, teens move on to Plant High School. Students can show off their skills in the school musical or marching band. All three schools get an A-minus or higher from Niche. “Harbour Island falls in a great school district, and parents can choose public or private schools,” Burns says.

Downtown Tampa sits across the bridge
Residents can drive over the Beneficial Drive Bridge or South Harbour Island Boulevard Bridge to visit Downtown Tampa. “Other Florida islands only have one bridge connecting it to the mainland, but we have two to make traffic much easier,” Burns says. Those who want to save on gas might ride their bikes or walk over. Bikers and walkers might wait at one of the TECO Streetcar stops to catch a ride to Ybor City.

Sounds and smells
With any large body of water, things can smell fishy when the weather heats up. Some days, residents might walk outside and breathe in the smell of sulfur. Carnival Cruise ships pick up guests in Downtown Tampa before heading out to sea, so Harbour Island residents might hear boat horns as the ships come in and out of the Ybor Channel.
