From deserted district to the heartbeat of Tampa
A thriving urban center with a commercial core, Midtown Tampa has flourished from a deserted business district to the heartbeat of the city. Three miles from downtown, Midtown Tampa is located between downtown and the bustling Westshore District, the largest business district in Florida. Retailers, restaurants, hotels, residential units and offices anchor the vibrant town square. While it’s only been in full swing for a few years, Midtown Tampa’ has been luring Florida natives and newcomers since its inception. “The benefit of our neighborhood is you have so many things at your fingertips,” says Christina Harden, General Manager of the Midtown Tampa development. Harden is also on the executive committee for Westshore Alliance, which promotes the Westmore District. “It’s a unique atmosphere that wasn’t here before. The area was very industrial. It was referred to as ‘no man’s land,’ and we have given it an identity.” Formerly known as West Tampa, the city officially renamed it in August 2022, but the idea for Midtown Tampa started brewing years before. New York-based developer Browley Cos. acquired the first few parcels of the 23-acre mixed-used development in 1997. Construction was paused during the following recession, but once the market bounced back, Bromley Cos. scooped up more land and partnered with the city to break ground in 2018. “We were vertical within a year, and our first store opened in January 2021,” Harden says. “It was really ambitious. The mayor helped to push a lot of those initiatives.” With two major thoroughfares running along the neighborhood, residents can easily reach downtown Tampa and the rest of the area. Although Harden says getting around is the other big part of what makes Midtown Tampa special. “It’s our walkability,” she says of its appeal. “In nearby communities, you have to pay for parking, but families can just walk over. They can play in the Commons or stroll around Midtown Lake.”

Diverse shopping and dining at every step
Midtown Drive serves as the area’s Main Street, lined with boutiques, big retailers and dining options. “We brought the first Shake Shack to the area, which has been a fan favorite,” Harden says. While the burger chain was the first restaurant to debut, the community has a diverse range of options like BellaBrava. The chic Italian spot is known for its truffle pasta, stuffed gnocchi and $6 happy hour sangria. Southeastern Asian restaurant Sunda New Asian offers a diverse menu of southeastern Asian fusion dishes like flaming chicken inasal, bulgogi tacos, lobster sushi and lemongrass beef lollipops. Ponte Modern American offers patrons fine dining with elegantly plated dishes and unique menu items like a flight of wagyu steaks and a $40 martini. “This is a big one. Chef Chris Ponte has a big following of people,” says Tasha Banks, Assistant Manager for Midtown Tampa. Sal Y Mar offers a rooftop bar experience atop the dual-branded Aloft and Element Hotel with upscale cocktails and Latin and Caribbean-inspired small plates. “Walk-Ons is another great place,” says Banks. “They show a lot of sports events, and they’re getting ready to start showing UFC fights.” In addition to shops and restaurants, the Midtown Tampa development offers Whole Foods for groceries, with more big-box retailers like Target, Home Depot, PetSmart and other big-box stores several blocks north. Cigar City Brewing is within walking distance of the community. Rated the top brewery in Florida by RateBeer, it offers an eclectic lineup of award-winning craft beers and brewery tours. Raymond James Stadium, home of the Tampa Bay Buccaneers and University of South Florida Football, is also nearby. “People can walk to Raymond James,” Harden says. “We’re 2 miles from all of that.” Adding more entertainment and health-conscious options are also on the horizon. “We have Escape Game getting ready to open,” says Banks. “Squeeze is a massage studio coming soon, and later this year, we’ll have Pause, which offers cryotherapy and other wellness things. It fits with our brand. We have a big focus on wellness with True Food Kitchen, Whole Foods and Core Reform.”

Bungalows and luxury apartments
Mature oaks and towering palms line Midtown Tampa’s streets. The neighborhood offers coastal contemporary homes, newly constructed modern homes, Craftsman and Florida-style bungalows and ranch-style homes. Single-family homes range from around $360,000 for a two-bedroom home over 900 square feet to around $700,00 for a three-bedroom newly constructed 2,000-square-foot home. Newer custom homes can cost over $1 million for a five-bedroom over 3,000 square feet. The real estate market in Midtown Tampa is only somewhat competitive due to the high cost of entry. “This is a desirable area for renovations and new construction because the neighborhood is growing in popularity as the Midtown development expands,” says Lara Manrique of RE/MAX Alliance Group, who is in the top 1% of Tampa Realtors. Most homes have multi-car garages or carports, spacious driveways and fenced-in backyards. Lot sizes are relatively small, with most under 8,000 square feet, but residents take pride in their yards, keeping them well-manicured and landscaped. There are also 390 apartment units in Novel Midtown Tampa, a luxury building owned by Crescent Communities. Studios cost around $1,800, and three-bedroom units cost around $5,300. Apartment residents enjoy a pool, lounge, a CrossFit fitness center, yoga studio and communal courtyard. “About 700 residents live within the Midtown apartments,” says Harden. “We’re also seeing a lot of new homes pop up in the area. With the growth of Midtown, we’ve definitely seen an uptick in growth in the community.”

Open-air plaza, small parks and 3 miles to parks on the bay
There are no traditional neighborhood parks in Midtown Tampa, but the development was created with that in mind, intended to be a gathering place. Midtown Commons is a central, open-air plaza that has become the heartbeat of the neighborhood with different activities and events. It also has a dog park and a 3-acre lake. Historic MacFarlane Park is directly north for those seeking more outdoor recreation. The 40-acre park offers ballfields, tennis and a playground. A memorial marker sits at the center, honoring Hugh C. McFarlane, the founder of West Tampa, who donated the land to the city to create the park in 1908. Vila Brothers Park is 1 mile south and honors seven brothers who served in different military branches from World War II to Desert Storm. The park has a patriotic-themed playground, a dog park, an exercise trail and pickleball courts. Cypress Point Park is 3 miles west for those who want some outdoor fun on the water. Sitting on the shores of Tampa Bay, the park has a beach, an 18-hole disc golf course, a boat launch and nature trails that connect to the Courtney Campbell Trail and Skyway Park. Ben T. Davis Beach is a few miles past this park and is one of the most popular spots for swimming and sunbathing. Davis Islands is five miles in the other direction. On the outskirts of downtown Tampa, the archipelago consists of three islands and is a hot spot for boating, swimming and fishing. There’s also a dog-friendly beach. Golfers can practice their swing at the public 18-hole Rocky Point Golf Course, 6 miles west on the other side of the airport.

Second-best school district in Tampa
Hillsborough County Public Schools serves the area, the second-best school district in the Tampa area, according to Niche. Local students attend West Tampa Elementary, Madison Middle School and Jefferson High School. West Tampa, which offers three early childhood programs, earned a B-minus on Niche, and Madison Middle also earned a B-minus. Holding a B on Niche, Jefferson High School offers magnet programs in business ownership and finance, as well as volleyball and football teams.
Midtown Tampa is only about three miles from downtown Tampa.

Celebrations at Midtown Commons
Midtown Commons hosts regular activities and events like yoga, boot camp for moms and tailgate parties. Howliday Market is a popular event here in December, hosting over 100 dog-friendly vendors and pet photos with Santa. Sunset Market pops up on the first Thursday of each month, offering live music, 40 local vendors and cocktails. “We have pop-up events here and there,” says Banks. “The fourth Saturday of each month, we have a market in the morning, and the first Friday, we have a car rally with a group called Corsa America,” Banks says this is a popular event, where they bring Ferraris, Lamborghinis and other high-end cars.
Banks says they’re also looking to add more events for sports fans and kid-friendly attendees, in addition to pet owners, fitness enthusiasts and car buffs. “In the Commons, we have a projector screen where we offer movie nights, and we’re trying to do more of those to bring families out there,” says Banks. “This October, we’re going to do a trunk-or-treat and block off one of our parking lots. We also want to be able to show football games.”

A walkable community with streetcars near major thoroughfares
With all its options, newcomers to Midtown Tampa don’t need a car. “People can live four or five blocks away and walk safely via sidewalks, crosswalks, and there are bike paths on a lot of these streets, which has been a big initiative,” says Banks. Public transit is also convenient via Hillsborough Transit Authority (HART), and bus stops are sprinkled throughout the community. The No. 7 bus route connects the neighborhood to greater Tampa and is one of almost 50 routes interconnecting the city. Free streetcars run back and forth from downtown. Commuters can get to St. Petersburg via the Cross Bay Ferry, docking less than 4 miles away. Beyond public transit, Midtown Tampa is centrally located near Dale Mabry Highway and Interstate 275. Downtown Tampa is 3 miles away, Tampa International Airport is 3 miles northwest and MacDill Air Force Base is a 7-mile drive. The nearest hospital is HCA Florida South Tampa Hospital, less than 2 miles away.
