Suburbs near SoHo offer tree-lined streets and an excellent school district

Set below a thick canopy of oak trees, the aptly named New Suburb Beautiful wasn't always tree-lined. In the 1970s, the area saw transformation thanks to activist Lillian Wharton, who went door-to-door seeking approval to plant over 200 heritage oaks that the neighborhood still appreciates today. Brian Walsh, a Realtor with SkyCoast Realty Group since 2014, says that trees in South Tampa are protected. Property owners who want to trim away branches or cut a tree down completely will have to go through a review process. "People get upset about it. But, I'll tell you what, our trees are why our city is so beautiful. I can't imagine it any other way." New Suburb Beautiful is just 3 miles from downtown Tampa, offering more than picturesque streets. Locals are close to the retail at Hyde Park Village and all of the bars in the SoHo district. The public school system is also another main draw to New Suburb Beautiful. "You have all the best schools right within that little region," Walsh says. "If a client is looking for the combination of an easy commute, plenty of businesses – plenty of commerce going on – and have kids of any age, I tell them to consider South Tampa."

Older New Suburb Beautiful homes feature a variety of architectural styles

Platted in the 1920s during a real estate boom following World War I, the neighborhood was initially comprised of three separate subdivisions of single-family homes worth at least $6,000 – a condition required to build. Today, the housing inventory remains primarily single-family and is considered one of the most desirable areas in Tampa. The nearly 100-year-old streets represent a wide range of architectural styles, including expansive Southern farmhouses with big porches, Mediterranean homes with Spanish roof tiles, arched windows and doors and classic white colonials with dark shutters. Even the occasional Tudor home will pop up. "I hate to use the word because it's so overplayed, but it's very much storybook," Walsh says. "Anytime I'm feeling down or anything, I'll swing up maybe San Nicholas or San Miguel, or I'll drive down Morrison to look at all the beautiful homes." Homes range in price from $900,000 on the low end for a three-bedroom bungalow to over $4 million for a five-bedroom new construction. Walsh adds that the area has a very secure property value.

New Suburb Beautiful's school district attracts homebuyers from out-of-town

Hillsborough County Public Schools, which Niche grades B-plus, serves families with children in New Suburb Beautiful. It is considered the second-best school district in the Tampa area and the most diverse district in Florida. Mitchell Elementary is a highly rated school graded A by Niche. Wilson Middle School, graded A-minus, offers early-morning tutoring sessions in foundational learning, such as science, math, reading and critical thinking. The top high school in Hillsborough County, Plant High School, is graded A-plus by Niche, which calls out its STEM program as one of the state's best. Known for its athletics, Plant lists MLB Hall of Famer Wade Boggs amongst its notable alumni. "The plant district is one of those places where people come from out of town, and they're like, "Listen, we don't really care what kind of property we get into, but we need to be in this school district,"' Walsh says. "So, it's a big deal for people." The University of Tampa is 2 miles north.

From health food to nightcaps in nearby SoHo

Primarily residential and quiet by design, New Suburb Beautiful is 1 mile from historic Hyde Park Village and its many shopping and dining destinations. Hyde Park Village is a trendy open-air shopping center with high-end retailers, restaurants, bars, and a movie theater. There's a Winn-Dixie on West Swann Avenue in front of Hyde Park for groceries and essentials. South Howard Avenue offers pubs, cocktail lounges, lively dance clubs and casual eats. Sleek and authentic, Green Lemon is a modern Mexican restaurant known for a hopping happy hour. A trendy rooftop bar at Bulla can get packed with students on the weekend, offering sangrias and an array of Spanish tapas. For a night of live music on a shaded patio, Walsh says MacDinton's is the spot for lively entertainment in a pub setting. This staple restaurant has "been in SoHo forever." Water + Flour is an upbeat eatery with regular live music specializing in sushi rolls and California fare for lunch or dinner. Sweet Soul is a health food venue with a plant-based menu featuring acai bowls, smoothies and soft serve.

Close to the longest sidewalk in the country and the Palma Ceia Golf and Country Club

One of the smallest neighborhoods in Tampa, New Suburb Beautiful, doesn't have any community parks or dedicated green space. Still, it is within walking distance to many amenities. Two green spaces, Hyde and Anderson Parks, are within a 1 mile walk. Popular for running, walking or biking, Bayshore Boulevard stretches miles along Hillsborough Bay and is the longest sidewalk in the country. Bordering the neighborhood along South MacDill Avenue is the Palma Ceia Golf and Country Club. "I've been to it once by invitation, and it was absolutely stunning," Walsh says. "You can't take your eyes away when you walk inside." Founded in 1916, Palma Ceia is Tampa's oldest private golf club and a premier destination for the game. Since 1956, the club has played host to the Gasparilla Invitational, one of the country's top national amateur golf tournaments. Not just a golfer's paradise, Palma Ceia has a robust fitness center, an Olympic-sized swimming pool, clay tennis courts, multiple food and beverage offerings and a year-round social calendar.

Gasparilla is the highlight of Tampa's annual events

South Tampa isn't particularly known for events, but the greater Tampa Bay area is known for several large-scale events, which mainly fill the streets of downtown with thousands of people. And more events continue to pop up. "The nice thing, for me, is that we keep getting all these events, and they keep getting bigger and better," Walsh says. The Taco Festival has been added to the roster, and the bay glows as boats wrapped with festive lights line up near Davis Island for the Annual Christmas Parade. "But, Gasparilla is probably the biggest one," Walsh adds. Gasparilla season, which lasts from January to March, involves a pirate invasion along Bayshore Boulevard, a parade and a music festival.

Getting in and around New Suburb Beautiful

Brian says the commute is easy. He can get anywhere within 20 minutes via Selmon Expressway and Dale Mabry. HCA Florida South Tampa Hospital is less than 1 mile away on Swann Avenue. "For better or worse, we're still a pretty car-dependent area; if you want to go grocery shopping, it's not like New York where you can run to the corner bodega," Walsh adds. "When I get clients who are coming from those really walkable cities, like Seattle or LA or New York, I let them know that the suburbs aren't the most walkable – but SoHo is, which isn't too far." Tampa International Airport is 6 miles away.

Weather warnings in South Tampa suburbs

New Suburb Beautiful is at risk of flooding and hurricanes. To have flooding coverage, insurance companies will now require that the lowest floor elevation, including basements, be above the base flood elevation (BFE) plus 1 foot.
