In addition to having access to popular parks, locals can be in Downtown Tampa after a short 17-mile drive. Nature lovers and busy employees will find their space in New Tampa South. “We’re right next to I-75, close to the University of South Florida and have access to shopping near the university,” says Kaylee Heckinger, the assistant manager at The Beck at Hidden River and someone who grew up in the area.

Fishing, biking and playing at Lettuce Park
Residents living in this area have multiple natural areas to explore. Residents of all ages can visit Flatwood Park, Morris Bridge Park, Trout Creek Wilderness Park or the Washburn Equestrian Area. Each park welcomes runners, cyclists and bird watchers. Visitors should keep an eye out for wandering alligators. Children can play on the ropes course and zipline at New Tampa Nature Park. Lettuce Park has a shaded playground and several covered picnic and grilling areas. Boardwalks weave through the hardwood swamps, leading to a lakeside observation tower. Visitors can canoe, kayak or fish along the Hillsborough River. “Lettuce Park is very popular. When I was growing up, that was where people had their birthday parties. I’ve gone before and let my dog pull me while I rollerbladed,” Heckinger says.

Renters thrive in New Tampa South
Multiple apartment complexes fill New Tamp South, including The Club at Hidden River, The Beck at Hidden River and The Lodge at Hidden River. The Club and The Lodge both sit within gated areas. Those who are ready to buy their home can find a few townhouses. They often sell for $340,000 to $375,000 and have new owners in a month or less. The apartments have two-, three- and four-bedroom units with rent rates from $1,600 to $2,800. The Beck and The Lodge have community pools for their residents to enjoy. Each community also features paved sidewalks for locals to use when walking their pets or going for a run.

Visiting University Mall or diverse food spots
When locals need to stock up on groceries, they have a few options closer to the University of South Florida. Some might stop by Publix or the brand-new Sprouts Farmers Market by the mall. Others drive down North 56th Street to shop at one of the multiple international stores like Al-Aqsa Grocery or Ramallah Market Produce & Bakery. New Tampa South residents can also shop around the University Mall to find new clothes at the small selection of stores. Although traffic has slowed down at the mall, new construction will bring more attention to the area. Locals can also shop at the Target in University Plaza.
“People usually drive about 10 minutes away to find dining spots,” Heckinger says. “The new sushi place Koizi Endless Hibachi & Sushi Eatery is very popular.” Locals might take their families for lunch at Bob Evans. Vica Latin Signature serves a Peruvian and Colombian fusion menu for lunch and dinner. Those who want more space for dinner with friends visit Hong BBQ & Hot Pot. For dessert, locals swing by Mochinut to try Mochi donuts in a wide range of flavors or boba drinks.

Public schools in the Thonotosassa District
Parents send their kids to the nearby Thonotosassa Elementary School, which gets a C-plus from Niche. They later attend the C-rated Jennings Middle School before graduating from Armwood High School, which has a 21 to 1 student-teacher ratio and gets a B. There are also public charter schools that operate on a lottery admissions system.
