Situated 4 miles west of downtown, North Bon Air is a commuter’s paradise, surrounded on three sides by major thoroughfares and just 3 miles southeast of Tampa International Airport. “West Tampa is really growing in popularity right now because it’s close to downtown, close to the airport, close to shopping and dining districts,” says Lara Manrique, a Realtor with RE/MAX Alliance Group. “This is a destination location thanks to high-end development, entertainment options and solid schools.” Amber Matherne, a Realtor with LPT Realty adds, “Compared to the rest of the neighborhoods nearby, it’s a lower price point. It’s also not in a flood zone.”

From bungalows and ranch-style homes to newer contemporary homes

Homes in North Bon Air were built during a post-World War II boom in the 1940s, 50s and 60s, with 1958 being the median year built. Of the classic housing, classic Florida architectural offerings like bungalows and ranches are very common. They’re situated in neat little rows along the streets, some with driveways and carports. In North Bon Air, more contemporary construction is common, including modern single-family homes with sleek lines and architectural embellishments. There are also pockets of townhouses with rounded archways and windows. Single-family homes in North Bon Air have sold for between $400,000 and $1.1 million. Townhouses have sold for in the high $600,000s. “It’s a relatively quick market,” Matherne says. As for crime, the CAP Index gave North Bon Air a Crime Score of 4 out of 10, on par with the national average.

North Bon Air is served by two major retail and dining corridors – West Kennedy Boulevard and U.S. Highway 92, known locally as Dale Mabry Highway. Kennedy Boulevard is busier, with specialty stores and eateries stretching from one side of the neighborhood to the other. Commercial businesses along Dale Mabry are more spread out, but dining options are plentiful. Mr. Empanada serves up a variety of empanadas and sandwiches. Mighty Quinn’s Barbeque offers a selection of smoked meats, rice bowls and wings. Brick House Tavern + Tap serves American favorites, like wings, burgers, cocktails and beers. There is a Whole Foods Market across U.S. Highway 92 from Brick House Tavern + Tap for groceries and everyday essentials.

Tampa’s Santa Fest & Tree Lighting

Every December, the Friends of Tampa Recreation hosts Tampa’s Santa Fest & Tree Lighting at Curtis Hixon Waterfront Park. The event includes a parade through downtown, reindeer games, food, and a Christmas concert. Children can also take pictures with Santa. The Mayor of Tampa lights the trees, and everyone watches a holiday movie in the park. The family event is free of admission and even allows dogs on leashes.

High marks for Plant High School

Students in North Bon Air are assigned to Hillsborough County Public Schools. Students can start their education at Grady Elementary, which earns an A grade from Niche. From there, students move on to Coleman Middle School, which earns an A-minus. In ninth grade, students attend Plant High School, which receives a perfect A-plus grade. Plant High offers students a variety of extracurricular opportunities, including JROTC, orchestra, band and TV production. As for private options, Beach Park School is just west of the neighborhood and serves pre-kindergarten through eighth grade. Niche has not yet graded the school.

Nearby space for recreation and relaxation

While Tampa is rich in parks and cultivated outdoor space, North Bon Air does not have any traditional community parks. However, there are many green spaces nearby, including Swann Circle Park. Rich in mature oak canopy decorated by hanging Spanish moss, the park has a scenic walking bridge, where it's common to see walkers and runners breeze through the park. Cypress Point Park is a city park on the other side of Interstate 275, just off Memorial Highway. The oceanfront park has a boardwalk, hiking trails, dunes, picnic shelters and a canoe dock. Immediately south of the airport, visitors enjoy watching the planes fly overhead as they relax in the sun.

Bordered by major thoroughfares

North Bon Air is one of the most convenient neighborhoods in the city for commuting because major thoroughfares border it on three sides. To the north, I-275 connects to downtown Tampa in minutes and links to the St. Petersburg-Clearwater area via the Howard Frankland Bridge to the west. To the east, U.S. Route 92 connects the area north to south before hooking west toward St. Petersburg. The neighborhood is highly walkable to shopping and dining destinations. HART busses serve North Bon Air along North Dale Mabry Highway and West Kennedy Boulevard. The Tampa International Airport is about 3 miles from North Bon Air. The nearest hospital is the HCA Florida South Tampa Hospital, 2 miles away.
