A blend of suburban and urban amenities in south Tampa

Named for its location in relation to the Palma Ceia Golf & Country Club, the Palma Ceia West neighborhood is a mix of residential and commercial areas in the heart of south Tampa. “This part of Tampa is very sought-after,” says Realtor Daven Henry of LPT Realty, who has over a decade of experience working with clients in the area. Its proximity to highways, the airport and lively shopping/dining districts is as appealing to homebuyers as its prettily landscaped residential streets and highly rated school zone. “It’s like a suburb but in the city,” Henry says.

Single-family homes in a range of classic Florida styles

Midcentury ranch-style homes comprise most of the housing stock, though New Traditional and Modern Transitional homes are increasingly common. Prices range between about $450,000 and $750,000, depending on age and square footage. Newer construction typically sits on the higher end of the spectrum. Some homes built in 2025, multi-story Modern Transitional builds with twice the square footage of the 1950s and ‘60s single-story ranch styles, sell for between $1 million and $3.2 million. While the flood risk here is low, risk of wind damage during hurricane season is high.

Highly rated Hillsborough County Public Schools

Most kids go to Grady or Mabry Elementary, depending on their address. Both schools receive A grades from Niche. Older students continue to A-minus-rated Coleman Middle and A-plus-rated Plant High. The high school is ranked No. 1 on Niche’s list of the best public high schools in Hillsborough County. While Plant has no in-house specialty programs, other high schools offer International Baccalaureate, nursing, vo-tech, business and fine arts magnet programs. Nearby private options include A-rated Christ the King Catholic School and A-plus-rated St. Mary’s Episcopal Day School.

Nearby outdoor recreation includes baseball, tennis, golf

Tampa Bay Little League’s batting cages and baseball fields are behind Grady Elementary on the neighborhood’s north side. Cal Dickson Tennis Center, across the street, has lighted outdoor tennis courts. Two of the eight courts are usually reserved for lessons, but the rest are available on a first-come, first-served basis. Palma Ceia Golf & Country Club, a few blocks east, is the city’s oldest private golf club. Its Donald Ross-designed course dates back to 1916 and was revamped in 2012. Bayshore Boulevard Greenway access is within 2 miles of most homes. The 4.5-mile paved path is the longest of its kind in the country, curving between historic homes in Hyde Park and Hillsborough Bay.

Henderson Boulevard, U.S. Route 92 have shopping, dining galore

Henderson Boulevard and U.S. Route 92 are lined with restaurants, retailers, banks and more. Publix, Sprouts and Trader Joe’s are within 2 miles of most homes. National chains like Chick-fil-A dot the commercial corridors between more local fixtures, like Blind Goat Tampa, a casual spot known for craft beers and pub fare, and Wright’s Gourmet House, a popular diner since 1963. Henry recommends Olivia, a modern Italian trattoria. The vibrant SoHo and Hyde Park Village dining, shopping and entertainment districts are less than 3 miles east.

Close to Tampa International Airport, highways and bus stops

Tampa International Airport is about 4 miles north. It’s a 10-minute drive without traffic. Hillsborough Area Regional Transit Authority bus stops are available on U.S. Route 92, which runs past the neighborhood’s west side. Routes include destinations like downtown and HCA Florida South Tampa Hospital. Interstate 275 and State Road 60 connect west across the bay to Clearwater and east toward central Tampa.
