A tranquil master planned subdivision full of options
Before the 1990s, 15 miles northeast of Tampa was a largely untouched area -- small farmhouses on the sides of rural two-lane highways were buffered by vast expanses of farmland and forests. The city of Tampa annexed this area in the late 1980s, creating infrastructure to support “New Tampa,” an exurban community of dozens of master-planned subdivisions, shopping malls and highly rated schools. West Meadows was one of the subdivisions to grow out of this period, offering its own nuanced attractions for the tranquil and option-heavy region of New Tampa. Like communities directly across New Tampa Boulevard, "West Meadows also offers some townhomes. But buyers will find things like garages and bigger, better, more resort-style amenities in West Meadows, along with single-family homes," says Realtor Frankie Rome of Keller Williams Realty Tampa Central, who lives in New Tampa.

Culinary and robotics classes at Wharton High
Students in West Meadows begin school at Clark Elementary, which has a Niche score of A and is located directly inside of the Landings village. Students then age up to Benito Middle School, rated B-plus. According to Niche, Clark and Benito are the most diverse public elementary and middle school options in all of Florida. Upon reaching 9th grade, students reconvene at Wharton High, which has a B-plus score. Wharton students are encouraged to find their passions through many career and technical classes, such as game and animation design, robotics, culinary operations and health sciences.

Community pools and expansive nature preserves
Residents enjoy resort-style amenities at the West Meadows Community Club, including a pool with a separate area for lap swimming, plus a water slide and splash pad. On the other side of the fence, residents can take tennis lessons with certified USPTA instructors on lighted courts, bring their four-legged friends to the dog park or tap in for beach volleyball. If those amenities fill up, the New Tampa Recreation Center sits across Interstate 75, offering multiple ball fields, a skatepark, an off-leash dog area, and a 12,500-square-foot indoor gymnastics area. For some escapism, Cypress Creek Nature Preserve's 2,500 acres offer hiking trails that meander through quiet hardwood forests, pine flatlands, wet prairies, and freshwater marshes. There’s also the nearby Flatwoods Park, known for its seven-mile paved loop popular with cyclists.

Fireworks, egg hunts and other festive meetups
The West Meadows Property Owners Association is the main wellspring of community engagement. Locals flock to the West Meadows Community Clubhouse on major holidays like the 4th of July to watch the annual fireworks show or on Easter to join the annual egg hunt. When spring cleaning season rolls around, residents open their lawns and set up folding tables to display unwanted knickknacks at an annual yard sale. Outside of West Meadows, events are just as frequent. The New Tampa Performing Arts Center hosts many weekly events, such as a recurring Hollywood Hillsborough Film Series. The Shops at Wiregrass hosts over 100 annual events a few miles north, including a bi-monthly farmers market.

New Tampa Center next door and loads more shopping
From West Meadows northward to Wesley Chapel, locals have their pick of multiple shopping centers for running errands and finding entertainment. Most residents shop for groceries just east of the neighborhood at a Publix location in the New Tampa Center. To avoid shopping on an empty stomach, some locals start by going next door to Lima for a hardy lunch of Peruvian rotisserie chicken and yuca fries. Additional supermarkets, including a Walmart Supercenter and a Sprouts Farmers Market, can be found less than a mile away on Bruce B Downs Boulevard. Roughly equidistant between Wesley Chapel and West Meadows, the Shops at Wiregrass offers the densest array of choices with more than 120 stores, including department stores and specialty brick-and-mortar stores like Warby Parker.
The New Tampa Center also offers a Publix grocery store for West Meadows residents.

Gated manors, villas and townhouses
West Meadows is made up of multiple villages, each offering their own unique factors to consider. Most villages are gated, but some, such as the Landings, are not, though it is walkable to Clark Elementary, unlike others. Homes in West Meadows vary from village to village but generally fall within two categories of dense, attached options and evenly spaced single-family homes. "West Meadows has villas, which are popular, and those villas are gated," says Realtor John Hoffman of the Tampa Home Group. "It has entry-level single-family homes for young families and retirees. And they also have an estate section for larger homes, up to over 4000 square feet." The townhouses of West Meadows, such as those in the village of Doves Landing, often sell for between $350,000 and $425,000. Smaller single-story villa-style homes built in the late 1990s typically sell for a similar range of $350,000 to $450,000 and even sometimes include screened-in porches. Larger two-story Mediterranean-style homes with expansive foyers, balconies and tons of yard space sell for $600,000 to $800,000.
Larger, custom built homes can also be found in West Meadows.

New employers reducing commute times
Interstate 75 abuts West Meadows, providing a crucial connection between the neighborhood and the Tampa Bay region. Many residents rely on the highway for their daily commute, but that is changing as new hospitals and financial institutions move in nearby. "Your commute into downtown is a better one because you're about maybe 20 minutes away," Rome says. "We're also seeing more employment opportunities out here so that people won't have to make the commute into Tampa." For those who don't have access to a car, the New Tampa Limited Express bus line runs along Bruce B. Downs Boulevard and offers a connection to the University of South Florida.
West Meadows is outside of the Tampa area which is easily reachable via interstate.
