Paseo del Sol is one of Temecula's original master-planned communities. It was developed in the early 1990s and is known for its communal amenities, convenience to shopping and sought-after school district. Toward the end of the 20th century, planned neighborhoods like Paseo del Sol became a key draw for attracting new residents to Temecula, a city once overshadowed by the Los Angeles and San Diego metro areas. "Back in the '70s, Temecula was a bunch of dirt roads. I've watched it grow, and neighborhoods like this have been vital to getting people here," says Temecula resident Susannah Levicki, a Realtor with Capitis Real Estate specializing in Riverside County sales. "As a real estate agent, Paseo del Sol is predictable, and I mean that in a great way. You know exactly what you're getting. Convenience, a great community and a safe place to grow your family."

A bird's-eye view of the Paseo del Sol neighborhood reveals multiple cul-de-sacs dotted with palm trees and rows of red-tiled roofs. The area's architecture is inspired by Spanish Revival and Mediterranean styles, seen in the stucco exteriors and soft coastal hues. Smaller three-bedroom homes typically sell between $650,000 and $750,000, but most properties here range from $750,000 to $1.1 million. Many homes offer four bedrooms and a two-car garage. Education with the A-rated Temecula Valley Unified School District

The community falls under the Temecula Valley Unified School District, with an A on Niche. Most children will start at Abby Reinke Elementary School, located in the neighborhood, and they can move on to Temecula Middle School. Both schools have A-minus grades. Paseo del Sol's several green spaces are scattered throughout the neighborhood, all with playgrounds, trails or sports areas, like basketball and pickleball courts. The recreation center houses a junior Olympic pool and various recreational spaces. Nearly 5 miles of paved walking trails weave their way through the community. On the northern side is Monk Lake, stocked with fish for local anglers. Just south is the 18-hole Redhawk Golf Course, open to the public.

From big-box stores to local eats in nearby shopping plazas

Several shopping centers and plazas stretch along Temecula Parkway outside Paseo del Sol. Grocery stores and national retailers like Walmart and PetSmart are within walking distance for residents. And, as Levicki points out, the presence of sidewalks makes the journey easier. "The neighborhoods and city as a whole have sidewalks and streetlights everywhere, so many people feel safe [while] walking to the stores," she says. "There really is no desert community in Temecula. No matter what neighborhood you live in, I guarantee there's shopping and restaurants just a few minutes away." Locally owned shops and eateries are interspersed with chain retail, offering pops of local personality. The Cookhouse Food Hall at Vail HQ houses four restaurants with diverse cuisine, serving everything from Texas-style barbecue to ramen.

Traffic can be rough around Temecula, but there are many routes

The community's southern edge is bordered by State Route 79, known as Temecula Parkway. It funnels onto Interstate 15, a few miles west. "Traffic is bad here on the freeways, I won't lie," Levicki says. "On the bright side, the city's roads are designed so you can avoid the freeway when you're out and about. There's always an alternate route." The neighborhood is next to Temecula Valley Hospital, which anchors a large medical plaza. Ontario International Airport is 55 miles away and is serviced by several commercial airlines.
