A cycle of upgrading and downsizing

Temperance is a community centered around growth. Subdivisions expand into the land that was once farms. Lush lawns and gardens blossom after being carefully tended to by locals. And families grow, requiring larger houses and a village to grow with. "It's quite common to see a story of upgrading and downsizing in the area," says Aaron Wiens, the broker and co-founder of Wiens & Roth Real Estate, who has done nearly 30 transactions in Temperance. "Empty nesters move to smaller houses that are easier to upkeep." Those larger houses they left are available to growing families at reasonable prices, and the cycle continues. Basketball hoops and streetlights line the roads, where custom and unique mailboxes mark the number of each house. Above-average schools are nearby for those growing families, while parks and golf courses are around for those with a little more free time to fill. Just 10 miles, or a 20-minute drive, from Toledo, Temperance is great for those who have outgrown the city life but wish to stay nearby.

Subdivisions from many decades

When looking for a house in Temperance, homebuyers have a decision: They can live in a subdivision with HOA fees, smaller lots and similar homes, or on an independent lot along one of the area's main roads. Homes outside cluster neighborhoods and subdivisions offer more square footage and acreage and no homeowners association or fees. Modern Craftsman mansions, sprawling ranch-style homes and farmhouses range in price from $150,000 to $400,00. Subdivisions, on the other hand, have quarter-acre yards, short driveways and limited space between neighbors. Different housing styles from the respective decades filled the streets as the area was developed. A subdivision's age can now be determined by the housing style and the height of the trees planted out front. Ranging between $250,000 and $500,000, the homes are popular amongst those who want quiet streets, well-maintained sidewalks and true suburban living. Behind the Cape Cods, Colonial Revivals and new traditional homes, sheds cover ride-on lawnmowers and gardening supplies for keeping the small yards beautiful. A few townhouse and condo developments are also in the area, with units selling between $250,000 and $315,000.

Hiking trails, sports courts and a golf course

At Ansted Park, a small parking lot marks the entrance to a gravel trail around a nature center. Wild mushrooms grow on trees, wildflowers poke up between fields of straw and bees and butterflies pollinate a small garden. Instead of going for a walk, residents can get active at Carr Park. Tennis courts, a basketball court and a large playground border the park's baseball diamond. Those playing baseball on the dirt infield must bring their own bases or use spare sweatshirts as base markers. Golfers can get a round in at Giant Oak Golf Course. Open to the public since 1969, the course was designed by Arthur Hills, a respected golf architect.

Where the community gathers

Temperance is in Bedford Township, and the residents often visit the Bedford Branch Library for community events and classes. Seven book clubs are running at the location; their schedules are on their interactive website calendar. Around Christmas, the library does a big tree-lighting ceremony and a "Hall of Trees" event. Organizations, businesses and departments from the township set up and decorate trees in the library. "This summer, we've started a new event called the Summer Music Series," says Liz Inman, a library employee. "Once a month, local musicians come to perform at the library's lawn, and we have activities and food trucks available." Offering another gathering spot in Temperance are a few of the many churches that line each main road. Compelled Church, Bedford Alliance Church, St. Luke's Lutheran Church and Our Lady of Mt. Carmel Church have weekly services and programs.

Stocking up on gardening supplies

The parking lot at Randy's Farm Market and Greenhouse is usually full of locals picking up colorful perennials, fresh herbs and hanging flower plants. Mulch, tools, seeds and trees are available for green thumbs, and it's no wonder the yards of Temperance are in such beautiful condition. At the same intersection, the junction of West Temperance Road and Lewis Ave, is a gas station, post office and dollar store. Food Town Fresh Market is north on Lewis Ave. Patrons can sip on a brew from one of 16 taps at Pavlov's Brewing Company. The old brick building has a simple industrial interior and a patio with metal tables for enjoying a flight of beers on a sunny day. Though the brewery serves no food, weekly food trucks visit their parking lot and patio.

Cars are needed for getting around

Though Temperance is in Monroe County, Michigan, it is a suburb of Toledo, Ohio. "There are people of every kind and every age living in the area," Wiens says. "It's very much a bedroom community. It's not next to highways or main shopping centers, so people are moving here for the houses, not the convenience." The community is 10 miles north of downtown Toledo and 7 miles from the nearest major hospital, ProMedica Toledo Hospital. No buses are in the area, so cars are a daily necessity. There is a chance of flooding along the creeks and lakes of the region, but houses are mostly unaffected.

Easy school drop-offs for every age

Students attend Bedford Public Schools, beginning at Jackman Road Elementary. Rated a B by Niche, the elementary school is on the same road as the corresponding middle and high school. Drop-off is easy for families with students at multiple schooling levels attending B-minus-rated Bedford Junior High School and B-rated Bedford High School.
