East Temple is for people seeking a developing community close to the downtown district and nearby cities. As construction continues on new home builds, locals walk their dog or ride bikes in HOA-maintained streets. Kids play in spacious lawns and run along wide sidewalks, as drooping cypress trees sway in the wind, and sagebrush scratches against the Texas plains. Though mostly farmland, East Temple’s newly constructed housing communities have transformed the landscape. “There’s a massive amount of building being done, and lots of opportunities to get more bang for your buck,” says Jeany Warneke, a five-year Realtor and local of over 50 years. “It’s truly a buyer’s market right now.” Three-bedroom, single-story contemporaries have a median price of $256,000, with an average of 49 days on the market. They often feature fenced-in backyards and two-car garages, coupled with wide driveways. For those looking for more square footage, similarly styled homes float around the $400,000 mark. Buyers can still find sizable tracts of land outside of town, and closer to the city, renovated ranch-styles are available. Built in the 1970s and 1980s, these historic homes range anywhere from $150,000 to $500,000.

Renewed downtown in central Texas
East Temple is just three miles from downtown, a hotspot for residents taking a break from the suburbs. In conjunction with housing development, the city of Temple is undergoing a community-wide growth plan called the Temple Medical and Educational District to revitalize downtown businesses from 2020 to 2025. “I’ve been living here my whole life, and Temple wasn’t necessarily a destination back in the day,” says Realtor Zachary Backor. “Now, you’ve got a lot more options. Great places like Treno Pizzeria and Bird Creek Brewing make downtown Temple a really good place to be.” After a nice meal, locals can browse through boutique shops like 2nd Street Emporium and Darling Décor. A three-mile drive to the Temple Mall puts big-box stores and chain restaurants within reach, in addition to H-E-B and ALDI grocers.
Celebrating First Fridays
Downtown comes alive on the first Friday of every month for live music, shopping discounts and restaurant specials. Food trucks park around The Yard, an outdoor eating space with picnic tables and an open lawn, while the Artist 2 Artist Showcase hosts a market with handmade products by local artists. Festivalgoers can make a candle at The Wick & Burn or customize a one-of-a-kind hat at Lenna Lane Boutique.
Fun at Wilson Park, Sammons Golf Course
Residents enjoy the open air of the soccer field and baseball diamond at James Wilson Park, and its recreation center has basketball gyms, volleyball courts and weight rooms accessible to members. Ferguson Park, just down the block, has even more baseball diamonds, a playground and a gazebo. Available to members of the Veteran’s Association and their families, Tarrant Lake Park is a calm spot for some fishing or a picnic. Golfers can travel four miles northwest to Sammons Public Course, where they’ll discover eighteen holes, a pro shop and a restaurant.

Temple Independent School District
With over 17 schools and serving around 8,700 students, this 6A school district has specialties in college preparation, fine arts, athletics and technical education. Students can start at Hector P. Garcia Elementary and advance to Lamar Middle, which both receive a B-minus from Niche. For later grades, they’ll likely travel toward midtown for Temple High School, scoring a B from Niche and home of a renovated gymnasium. Temple College, under four miles south, is a public community college that offers daytime and evening courses, as well as in-person and remote sessions.
