20th-century homes surround a namesake park
In Collett Park, a stone pavilion built at the tail end of the 19th century still stands tall. It's surrounded by paved walking trails, and locals gather in September for "Old Fashion Day," an event complete with live music, hot dog vendors and puppet shows. Collett Park is surrounded by a residential neighborhood of the same name, where homes once popular with Rose-Hulman professors date back to the early 20th century; the gridded network of streets joined the National Register of Historic Places in 2004, and many residents have done their best to preserve its old-school charm, decorating with red-bowed wreaths come Christmas and joining in on neighborhood association meetings. Directly south of Collett Park is Union Hospital, one of Terre Haute's largest employers, and there's also Indiana State University, the alma mater of famed NBA star Larry Bird. A growing number of businesses line Lafayette Avenue in Twelve Points, which borders the neighborhood to the east. "The arts district is flourishing," says Berkshire Hathaway Realtor Andrew Southard, adding, "We're also getting ready to open a second branch of the Vigo County Public Library, and there's a big group called Twelve Points Revitalization that's brought a new activity to the area." Collett Park sits just a few blocks away from it all.

Tree-lined, gridded streets with 100-year-old properties
In Collett Park, century-old homes—most built between 1900 and 1920—sit shoulder-to-shoulder on gridded streets. Architectural styles reflect the era: Dutch Colonials, bungalows, Foursquares and Victorians are painted in bright colors. Prospective buyers will also find the occasional ranch-style home mixed in, dating back to the 1950s. Investment properties in Collet Park can start around $50,000, whereas remodeled historic homes sometimes sell for upwards of $200,000. Lot sizes average around one-eighth of an acre, and cars park at the end of long driveways. There's very little through traffic, and sidewalks make it a safe neighborhood for dog walkers or cyclists on their way to the park. Collett Park's CAP Index Crime Score is a 4 out of 10, which is on par with the national average.

Small businesses and plans for revitalization along Lafayette Avenue
At the Oy Vey Jewish Bakery and Delicatessen, shakshuka is made fresh and breakfast is served from 10:30 a.m. until 8 p.m, just a short walk away for some Collett Park residents. Dollar General stocks household necessities, and Mis Tres Potrillos is a local go-to for tacos and margaritas. As Southard notes, the Twelve Points District is also home to a growing network of small businesses. "A big sign was put up over the road—it says 'Twelve Points Historic District'—There're lots of little shops and boutiques and they've launched a 5-year strategic plan." Renovations are scheduled at the former Garfield Theatre, now Harmony Hall, and Twelve Points Public Market will house restaurant pop-ups. Residents can pick up groceries at the Kroger near the Plaza North Shopping Center, which is also home to a Menards.

First Fridays in the Twelve Points District, ISU athletics and Downtown museums
On the first Friday of the month, between 5 p.m. and 8 p.m., local vendors set up shop at the intersection of Maple and Lafayette. There are tarot readings, food trucks and hand-made jewelry soundtracked by live music. Collett Park also hosts the Twelve Points Car Show in July, where crowds admire hundreds of vintage and custom vehicles parked near the stone pavilion. The community's proximity to Indiana State University also means athletic events and art exhibits throughout the academic year. The school's Division I basketball team—where Larry Bird got his start before joining the Boston Celtics—tips off at the Hulman Center, which also hosts A-list touring musicians in the off-season. Student theater productions on ISU's campus have included everything from Shakespeare to musicals. "And, of course, Summer Stage at ISU is always fun," adds Debbie Hill of Coldwell Banker. Other destinations in Terre Haute include the Wabash Valley Railroad Museum, open on the weekends, the Swope Art Museum, where admission is free and the Children's Museum of Terre Haute, which both Southard and Hill recommend.

Playgrounds, fishing and a public-use golf course
Along with the neighborhood's namesake park, which has a small playground and public tennis courts, there's also Maple Avenue Nature Park. A boat launch and gazebo border the park's central lake, and licensed fishermen can cast out their lines for trout. Paved trails surround the water. "We've got a good walking trail system throughout the city," says Southard, adding, "We're also working to improve the system." Golfers will find a public-use, 18-hole course called "The Landing" to the north on the banks of the Wabash.

Economic growth in Terre Haute
"There's a resurgence, lately," says Southard, speaking to Terre Haute's growing economy. "We've got a casino out on the east side that just opened its doors earlier this year, and Entek is a battery factory coming to the south industrial park. That's a multi-billion-dollar investment and a huge boost to our local workforce and our local economy." Union Hospital, part of the larger Union Health System, is another major employer less than a mile from Collett Park. Buses depart regularly from the Cherry Street Greyhound Station, traveling along Interstate 70 on their way to Indianapolis. The state's capital is home to an international airport, the go-to for commercial flights.
