Lecture halls, dorms and arenas at the northern edge of Terre Haute’s Downtown
Brick lecture halls, libraries and athletic arenas stand tall along the northern edge of Downtown Terre Haute, which has been home to Indiana State University (ISU) since 1865. Close to 6,700 undergraduates and just over 1,600 graduate students attend this 4-year public institution: they live in dorms like Cromwell Hall, fill up local taverns like the Tree House and rent off-campus apartments near Union Hospital. “The university is an anchor in the city,” says Andrew Southard, a Berkshire Hathaway Realtor who’s called Terre Haute home since 1997, adding, “It’s changed drastically since I moved here.” Terre Haute’s evolution can be in part attributed to ISU, which continues to invest in new classrooms, performance venues and arenas. “The Hulman Center also just got a major facelift,” says Southard, highlighting the “larger than life” statue of Larry Bird out front, a bronze tribute to the former NBA legend. Although students make up the majority of this neighborhood, there are also opportunities for investors on quiet, sidewalk-lined streets.

Family-run restaurants and classic American dishes in a renovated bus terminal
Wabash Avenue, a main commercial thoroughfare in Terre Haute, borders Indiana State University to the south. It’s lined with fast-casual taquerias, sit-down restaurants and small smoke shops. The Saratoga, a family-run establishment with a menu of American classics and a history dating back to 1942, comes highly recommended by Southard. Kai Burnett, the day shift manager at Charlie’s Pub & Grub on Crawford Street, also highlights Charlie’s sister restaurant, the Terminal Public House. Here, dishes like pot roast and filet sliders are served from inside a renovated bus terminal. For groceries, residents can head to the Kroger just east along Wabash. According to Southard, Terre Haute’s central Downtown has seen the emergence of new boutiques and breweries in recent years. “Again, there’s just a lot of things happening in the city right now,” he says.

Basketball and touring bands at the Hulman Center
During basketball season, the ISU Sycamores tip off at the Hulman Center, an arena that seats 9,000 fans. As a concert venue, it has even welcomed the likes of Kenny Rogers and STYX. Proximity to the university also means plenty of events, ranging from a variety of lecture series throughout the academic year, student theater in Dreiser Hall and a professional summer company called Crossroads Rep. Students display their work at The University Art Gallery and look forward to the homecoming football game at Memorial Stadium in the fall. About 2 miles south of campus is The Mill, an outdoor amphitheater that borders the Wabash River.

Single- and multi-family homes dating back to the early 20th century
Homes surrounding Indiana State University date back to the early 20th century, and some were even built prior to 1900, back when Terre Haute’s economy was centered around the iron and steel industry. There’s a mix of bungalows, Foursquares and quaint shotgun cottages. Students living near Indiana State University are districted for Vigo County Public Schools, such as Ouabache Elementary, which Niche grades a C-plus, Otter Creek Middle, which has a C grade and Terre Haute North Vigo High School, which earns a B-minus. Indiana State University is made up of a network of campus greens, shaded pathways and landscaped gardens and it’s common to see students lounging outside the rec center on sunny days. Fairbanks Park is just south of the neighborhood and hosts the Banks of the Wabash Festival in May, a week-long event complete with carnival rides, fried dough and live music. The park is also home to paved walking trails, picnic shelters and the YMCA of the Wabash Valley, which has onsite aerobics, a fitness center and childcare options. For disc golf, residents drive to Deming Park, which spans approximately 175 acres, just 3 miles east.

Downtown Terre Haute museums
From the brand-new Larry Bird Museum, located next to the Terminal Public House, to the Eugene V. ISU shuttles, Terre Haute Public Transit, Greyhounds to Indianapolis
Indiana State University students can make use of the school’s free shuttle service, and one-time fares are $1.75 on the city’s public bus line. Routes connect ISU to the Rose-Hulman Institute of Technology, another prominent school in Terre Haute, and other destinations like Plaza North Shopping Center. Along with the Vigo County School System, Union Hospital is one of the city’s main employers; it borders the neighborhood to the north, within walking distance for nurses and support staff who call the Indiana State University area home. Interstate 70, meanwhile, connects the neighborhood to Indianapolis. It takes about an hour and 20 minutes to drive the 75 miles to the state’s capital, and Greyhounds leave regularly from the Terre Haute bus station on Cherry Street. Most residents rely on the Indianapolis International Airport for commercial flights, although Terre Haute is home to its own small regional facility mostly used for ISU flight programming.
