Resort-style living on the banks of Crystal Lagoon

The tranquil, glacial-blue waters of Crystal Lagoon are one of the hallmarks of Lago Mar, a neighborhood in southeastern Texas about 20 miles from the Gulf Coast. Consisting of both non-gated and gated areas, homebuyers have a variety of housing options, and Lago Mar’s residential sector makes up much of the neighborhood. “It’s an incredibly fast-growing community,” says Mari Berend, a Realtor with Gulf Coast Realtors. “It’s five minutes to just about anything, from a Walmart and any shopping you could possibly want to new restaurants and two hospitals in the very near area.” Central to the area is Crystal Lagoon, which draws residents to its shores for special events and weekend relaxation. “The lagoon is a very big draw, and they’re putting in a major complex with boutique shops and condos,” Berend says. Amenities and events at the lagoon include in and alongside the water, as well as live music and a restaurant. “This community has got it all, and it’s just growing every day,” Berend says. “Lago Mar is very established. It’s kind of nestled off by itself, but it’s right off of Interstate 45. It’s almost like resort living.” Some homes in the neighborhood sit alongside several other man-made lagoons in the area, allowing those homeowners to continue their waterfront time from their own living rooms.

With several man-made lakes and lagoons throughout Lago Mar, there are numerous waterfront homes in the neighborhood. “I have found that a lot of people just want to be able to sit on the back porch and look at the water,” Berend says, “so they enjoy these man-made lakes, and the fountains in them are lit nicely.” Properties in Lago Mar typically have small yards in front and back, with minimal space on the sides between the neighboring homes. “There are a lot of custom homes and builder homes,” Berend says. “The streets are wide, and most of it is sidewalked. Most neighborhoods have a community center and pool, and it’s golf cart-friendly.” Lago Mar has a mixture of architectural styles, but many are modern traditional homes with ranch-style, Craftsman or colonial-style influences dating to the 2010s or later. Prices typically fall between $300,000 and $450,000. The neighborhood has a CAP Index Crime Score of a 4 out of 10, on par with the national average.

Swimming, boating and more in Crystal Lagoon

On the north side of Lago Mar’s residential area, the Crystal Lagoon sprawls across 12 acres and is open to the public. “The lagoon is one of the bigger spots for recreation, absolutely,” Berend says. “It’s a huge entertainment center and open to the public, but also has a residents’ area. There are a couple of walking trails that go up around the lagoon. It’s really something special.” In addition to boating and paddleboarding, the lagoon is available for swimming, and beaches alongside are popular sunbathing spots. “Within the community, there are at least five man-made water features,” Berend says. “They’re mostly big lakes with fountains, but people can put kayaks in some of them. For fishing, you’ve got all kinds of little bayous.”

Crystal Lagoon also serves as a hub of events and happenings for the area. “Lago Mar does a lot of their own events,” Berend says. “There are concerts and big festivals like Lagoonfest, which is basically an all-day splash party. The lagoon isn’t deep and there aren’t any waves, but it’s like a giant, lazy river. Lago Mar Live sponsors events throughout the year, ranging from concerts to extreme sports, like monster trucks and freestyle ATV riders, all set against the backdrop of the lagoon. Lagoonfest is a weekly occurrence in the warmer months, the name points to the overall availability of the lagoon to locals each weekend.

Nearby shopping plazas and international restaurants

The Blue Lagoon Bar & Grill overlooks the water and offers brunch, but more dining options are available outside of the neighborhood. “From where Lago Mar is, there is access to a lot of boutique restaurants, like lots of sushi places, diners and Mexican restaurants,” Berend says. Along the Emmett F. Lowry Expressway, Yummy Yummy has a buffet-style selection of Chinese food and sushi dishes, while Gringo’s Mexican Kitchen specializes in Tex-Mex fare. Texas City Premiere Lux 12 + Pizza Pub sits close by. A forthcoming H-E-B beside the neighborhood is aimed at providing more convenient access to grocery shopping. In northern Lago Mar, the Tanger Outlets Houston Mall offers a selection of name-brand stores and restaurants. Visitors can shop for apparel at a Nike factory store, Under Armour, Calvin Klein or the Gap, while also picking up food at Auntie Anne’s Pretzels or Ricciardi’s Italian Ice. “Tanger Outlets is a big draw, especially during big shopping times like the Christmas season,” Berend says. “It’s right there in the community, and people can take one of the back roads right to it.” A Buc-ee’s sits in the northernmost area of Lago Mar, and a Walmart and Sam’s Club sit side-by-side in the southeastern corner of the neighborhood.

Forthcoming elementary education within Lago Mar

The neighborhood is served by the Dickinson Independent School District, which earns an overall rating of B-plus from Niche. Students can attend Louis G. Lobit Elementary School, which receives a B-plus and sits just over 6 miles from the neighborhood. On the same campus, they can then move on to Elva C. Lobit Middle School, which garners a B-minus rating. Dickinson High School receives a B and has student organizations including theatre, dance and choir. Lago Mar students will be able to begin education within the neighborhood in 2026 after an as-yet-unnamed elementary school is completed.

Access to Interstate 45 on the east boundary of Lago Mar

Interstate 45 runs along the eastern side of Lago Mar, making highway access convenient for residents. From the neighborhood’s center, drivers are about a mile from getting on the interstate. “It’s easy for people to get around the whole area,” Berend says. “They are literally right off of Interstate 45 in a great location. We have lots of commuters to the Space Center area and to Houston, or even to the University of Texas Medical Branch at Galveston, which is one of the largest employers in the area.” Houston sits about 40 miles northwest by way of Interstate 45, while Galveston is about 20 miles southeast. The University of Texas Medical Branch has several locations nearby, including an Urgent Care facility less than 3 miles from northern Lago Mar.
