Wooded neighborhood with fantastic schools and a plethora of recreational opportunities
Just 17 miles northeast of downtown Cincinnati, Camp Dennison offers a serene, wooded oasis that was once a Civil War training ground. Today, some homes in Camp Dennison date to the beginning of the Civil War and some of the attractions also reflect that history. In addition, the houses are within the Indian Hill Exempted Village School District, which the Niche website says is the top school district in Ohio out of over 600. Whether on a bike or going on foot, the easy trail access and presence of a river and a lake means residents are not far away from various forms of recreation. “All that adds up to Camp Dennison being a very charming area to live,” Beverly Corsmeier, a Realtor with Coldwell Banker Realty, says.
From Foursquares and Cape Cods to ranch-style and new-traditional homes
“The homes in Camp Dennison have a lot of character, but they are much older homes,” Corsmeier says. Some homes in the neighborhood are as old as the 1860s. “Most of them are frame homes, and some are still in the same condition over the years, while some have been re-sided,” Corsmeier says. There's a wide range of home prices in Camp Dennison. They go from nearly $100,000 for a Cape Cod that needs work to $900,000 for a new traditional home with over 3,500 square feet. “There are more recent homes built within the past 20 to 30 years in the northern part of Camp Dennison,” Corsmeier says. “These homes are close to the Village of Indian Hill, the most prestigious neighborhood in Cincinnati.” The homes built in the 19th century are Foursquare and smaller Cape Cods. Some late 20th and early 21st century homes are ranch-style and new-traditionals. “Not very many homes in Camp Dennison hit the market,” Margaret Brown, a Realtor with Sibcy Cline Realtors, says. With homes being spread apart and a lack of sidewalks, residents rely on cars to get from place to place. As for crime, the CAP Index gave Camp Dennison a Crime Score of 2 out of 10, significantly lower than the national average.
From the Grand Valley Preserve to the Indian Hill Winter Club
Homes in Camp Dennison are close to the Little Miami River and Grand Valley Preserve, which used to be a gravel excavation site. Now, it’s the site of a large lake and an ideal spot for bird watching, canoeing and fishing. In addition, there are connections to various trails, including the Loveland Bike Trail, part of the Ohio to Erie trail that connects Cincinnati to Cleveland. It’ll take about 15 minutes to complete the seven/tenths of a mile loop that is the Camp Dennison Nature Trail. “It’s a quaint area with wonderful walkability with the trails,” Corsmeier says. Camp Dennison Memorial Park offers residents a playground for children, various fields and green space for youth sports practices. The Indian Hill Winter Club offers its members a space for hockey, figure skating and curling. The facility also includes a fitness center and offers social events for members.
From the Schoolhouse Restaurant to Main Street favorites in Old Milford
When it’s time to explore the restaurants, Camp Dennison is known for the Schoolhouse Restaurant. “They’re known for their fried chicken and meatloaf, and the food is fantastic,” Corsmeier says. “It’s a nice family restaurant that serves comfort food.” It’s aptly named since the building was an old schoolhouse built in the 1860s. It was the first two-room, two-story schoolhouse in the Midwest and was originally part of the Hamilton County School District. Before or after a meal, customers can say hello to the goats and llamas in the barnyard area and shop for antiques at the Schoolhouse General Store. For more options, residents head down to Old Milford, which has a variety of restaurants and boutique shops along Main Street. A popular stop along the strip is Little Miami Brewing Company, which offers a large selection of craft beer and bar-food favorites and a rooftop area perfect for a summer evening. When it's time to fill the pantry, residents head to Kroger in nearby Loveland, a 4-mile drive from the neighborhood. For shopping, Kenwood Towne Center, home to stores like Sephora, Dillard’s and Apple, is a 6-mile drive west.
High marks for the Indian Hill Exempted Village School District
Residents in Camp Dennison can send their children to schools in the Indian Hill Exempted Village School District, which earned an A-plus grade from Niche. For kindergarten through second grade, students attend Indian Hill Primary School, which received an A grade from Niche. In third grade, students move on to Indian Hill Elementary, where they can get versed in technology in iLab class, where children are introduced to computer coding or learn how to build a robot. Indian Hill earned an A-plus grade from Niche. In sixth grade, students transition to Indian Hill Middle School, which also earned an A-plus grade from Niche. From there, students head to Indian Hill High School, where students have many clubs and activities, including the Physics Club and Model United Nations, where members debate global issues. The high school also received an A-plus grade from Niche.
17 miles from Downtown Cincinnati
Residents looking to spend the day in Downtown Cincinnati are looking at a 17-mile drive. Public transportation is not available from Camp Dennison. For those who need to catch a flight, the Cincinnati/Northern Kentucky International Airport is a 30-mile drive away using Interstate 71. For medical attention, Bethesda North Hospital is 7 miles from the neighborhood.
Symmes Township community events
Symmes Township, where Camp Dennison sits, offers a variety of community events throughout the year. During the summer, they have monthly story time at the library for the children. They also do an American Heritage Day every June, where residents can celebrate the neighborhood's history through reenactments, music and much more.
