Privacy meets lush landscaping and pristine architecture

Underneath tree canopies in The Village of Indian Hill sits the Boswell House, a mid-century Frank Lloyd Wright creation and modern-day private residence. This piece of architectural history is just one of many stately homes in The Village, an upscale suburb approximately 13 miles north of Cincinnati. A 1941 charter ensures that the neighborhood remains entirely residential, and over the decades, it's attracted the likes of Neil Amstrong and rock singer Peter Frampton, celebrities drawn to the area for its comparative privacy. "One of the reasons for going there is to be invisible and anonymous," says Chris Nicholson, the senior sales vice president with Comey & Shepherd. The Village has also banned billboard advertisements and limited traffic lights, a decision that's created a particular "rural character," according to Nicholson. It's also considered an equestrian community, and the Public Works Department maintains 75 miles of bridle trails. "Indian Hill is probably one of the top 10 communities in the entire country. It feels like you're in the middle of a park, and it's very private," notes Nicholson, who has more than 20 sales in The Village over the years. "It's a very relaxed lifestyle, and people are very friendly here."

Upscale estates with private amenities

The Village of Indian Hill is known for its stately homes, many of which span upwards of 10,000 square feet. It's common to find private amenities like swimming pools and tennis courts, and residents hire professional landscapers to maintain their grounds. The neighborhood's earliest homes were built prior to World War I, but prospective buyers will also find Georgian-style estates and New Traditionals with steep gabled roofs constructed after 1990. "You'll even find custom-built castles," says Patrick Lach, a Sales Vice President for Sibcy Cline. "Overall, houses have been moving pretty quickly in Indian Hill," he says, noting that price points range from around $1 million to upwards of $6 million. "It's a very high-end market." In some neighborhood pockets, comparatively modest mid-century homes sell for between $700,000 and $900,000. Smaller New Traditionals are sometimes listed under $500,000.

75 miles of equine trails, public parks and shooting clubs

There are thousands of acres of untouched green space in Indian Hill. "One of the things that The Village does," explains Lach, "Is if you own 5 acres or more, you can donate some of that land back to Indian Hill for green space. They preserve as much of the land as they can." Lach says it's relatively common for residents to own horses, and there are about 75 miles of equestrian trails throughout the neighborhood. "The trails only allow walkers or people on horseback. There's no biking or dogs," he clarifies. Families can enroll their children in classes at the Greenacres Equine Center, which is also a popular local field trip destination. There are several public parks throughout the Village, including Rheinstrom Park, known for its bird trail, and Kugler Mill Park, where soccer fields sit beside the Little Miami River. Fishermen head just outside the neighborhood to the pond in Grand Valley Nature Preserve, and Drake Park is used for youth baseball practices. According to Lach, community members connect over hunting and archery at the Shooting Club. "They'll have fox hunts on horseback…but you have to be a resident to use the amenities." Area golfers can invest in memberships at the Camargo Club.

Retail options in Kenwood and Plainville

While The Village isn't zoned for businesses, Turner Farm is an exception. It includes a small barn market filled with local produce, eggs and meats. There are more options less than 4 miles away in Kenwood Towne Center. Here, clothing stores include Louis Vuitton and American Eagle, and locals can visit Trader Joe's and Whole Foods for groceries. In Plainville to the south, Lach recommends Fifty West Brewing Company, which has a walk-up burger bar and seasonal craft beer options. Also along Wooster Pike is the Mariemont Theatre, known for its old-school aesthetic and regular screenings of "The Rocky Horror Picture Show."

Nationally-recognized public schools

Along with its luxury real estate, The Village of Indian Hill is also coveted for its top-rated public schools. Students can start off at the Indian Hill Primary, which earns an A-minus, before moving on to Indian Hill Elementary in third grade, which has an A. Indian Hill Middle has an A, and Indian Hill High, ranked the best high school in the state of Ohio, has an A-plus grade. Through the College Credit Plus Program, students can enroll in courses at institutions like the University of Cincinnati and Miami Univeristy, earning simultaneous high school and college credit. Private school options within the neighborhood include the A-plus-rated Cincinnati Country Day, from which 100% of students attend a four-year college.

Interstate 71 toward Cincinnati

Cincinnati is approximately 13 miles from Indian Hill, accessible via Interstate 71. Lach says the drive can take between 20 and 25 minutes, and it's common for residents to drive in for work or to explore the city's growing culinary scene. Although public buses run in and out of neighboring communities like Madeira, it's more common for commuters to rely on their personal vehicles. Cincinnati-Northern Kentucky International Airport is approximately 25 miles away, home to more than a dozen different commercial airlines, and nearby hospitals include Mercy Health and TriHealth Kenwood, both near Kenwood Towne Center.

It is actually a pretty good neighborhood with great k-12 local education system. And the neighbors are really friendly and you will feel safe living inside it.
