Woodlane Forest’s large, secluded estates
Forested homesteads and wooded retreats await in Woodlane Forest, an established community in Magnolia, Texas. The neighborhood hugs the western edge of The Woodlands, a sought-after Houston suburb. The Woodlands' popularity over the years has played a significant role in the county's continued westward expansion, which has seen the conversion of former farmland into master-planned communities. "Montgomery County is truly the best place to live in America," says Vinny Sinisi, Realtor and founder of the Team Sinisi Real Estate Group at Keller Williams Realty. "You get the best bang for your buck in terms of housing. You have great schools with a ton of activities, endless amenities and leisurely recreation."
Yet unlike many surrounding developments, Woodlane Forest is not a planned community. Development in the area began in the 1980s, when rural landscapes dominated Magnolia. Woodlane Forest still offers that same country atmosphere today, with country roads weaving past secluded wooded estates. Most homeowners here are long-term residents, as the neighborhood has seen only a handful of sales in recent years. With increased home equity values, a low CAP Crime Index Score of 1 out of 10 and proximity to top-notch amenities, Woodlane Forest offers a rural retreat in the heart of Houston's suburbia.
20th- and 21st-century homes on acreage
One-lane roads dotted with mature trees weave past properties on generous lots, often spanning several acres. Most residences sit on at least 1 acre, but the majority of recent sales boast 5-acre tracts. Miles of fencing, private gates and long, winding driveways add to the community's Western ranch feel. A handful of older 20th-century colonial- and ranch-style homes peep out from behind the tree line. However, there is little information regarding sales prices for these properties. "It's very common to buy a vacant lot or a smaller ranch as a tear-down to build your custom home," Sinisi says. Other styles include classic Texan single-story ramblers with high ceilings and grand entrances priced from the mid- to the upper-$800,000s. Sprawling custom-built estates can range from $1 million to $2 million, with some properties reaching the $3 million mark. Spacious lawns, oversized garages and in-ground pools are common amenities, while a few residences sit on their own island, surrounded by artificial lagoons. Plots of buildable land are also available, ranging from the $300,000s to the $700,000s. Woodlane Forest features a homeowners civic association to oversee private development and ensure residents follow deed restrictions, with monthly fees of around $20.
Educational options near Woodlane Forest
The Magnolia Independent School District is ranked as the third-best school district in Montgomery County by Niche, which gives the district an A-minus rating. Primary school students are divided between B-plus-rated schools such as Ellisor Elementary and Bear Branch Intermediate. Bear Branch Junior High and Magnolia High both earn A-minus grades. "The schools are a major draw for buyers, and not just for the academics," Sinisi says. "People move to the area to play football at Magnolia High or The Woodlands. Several local high school players, like Danny Mudola and Larry Izzo, won Superbowl rings. Football is so big. The stadiums are packed on Friday nights. People go to the games even if they don't have kids in school," Sinisi says. "It's just another entertainment option."
Residents are also close to Woodlands Forest School, a private K-6 school that incorporates a Waldorf-inspired philosophy, a child-centered approach, and an emphasis on nature. The school also hosts summer camps for 4-to 9-year-olds.
Neighborhood parks, nature preserves, golf courses and lakes
Woodlane Forests' natural surroundings attract those who appreciate outdoor living, but many residents head to The Woodlands for recreation beyond backyard playsets and neighborhood strolls. About 4 miles away, May Valley Park & Sprayground features a playground, sprayground and sports courts.
Five miles down the road, the George Mitchell Nature Preserve features several trails that meander through 1,700 acres of forest, connecting to the Spring Creek Greenway. The greenway stretches over 40 miles across 12,000 acres and leads hikers and bikers to Burroughs Park. In addition to walking paths, Burroughs Park offers a small fishing pond stocked with trout and catfish, three playgrounds and a covered pavilion for afternoon barbecues. Soccer and ball fields cater to youth leagues, while furry friends can run around a 6-acre dog park. Additional trails await at W G Jones State Forest, where 15 miles of walking and horseback riding paths meander past towering loblolly and shortleaf pine trees.
Closer to home, golf enthusiasts can visit the Lake Windcrest Golf Club, a members-only 18-hole course with an on-site restaurant. Although the 170-acre Windcrest Lake is primarily enjoyed by its residents, others seeking out expansive waters for boating, swimming and fishing can head about 15 miles north to the 21,000-acre Lake Conroe and its adjacent Lake Conroe Beach Park.
Nearby amenities and entertainment in The Woodlands
Woodlane Forest is down the street from a growing mix of shopping, dining and everyday amenities. The community borders FM 2978, which features several shopping centers, popular chains and big-box stores like Walmart Supercenter. La Francesita is one of many locally owned cafes where black-and-white tiled floors and woven bistro chairs offer a charming, European ambiance brimming with fresh-baked paninis, crêpes and delectable pastries. The nearby Gringo's Mexican Kitchen is a popular Tex-Mex chain known for its colorful interior and laid-back patio, a popular spot for an after-work margarita.
A few miles up the road, Westwood Village features additional chains and national retailers such as Target and T.J. Maxx. The village borders FM 1488, where three grocery stores, including H-E-B, sit within a 2-mile radius. The Woodlands offers an indoor mall with over 160 retailers and restaurants less than 10 miles away. Next door to the mall, Market Street is an outdoor plaza with alfresco restaurants, boutique shopping and live events. The nearby Cynthia Woods Mitchell Pavilion offers even more entertainment options with outdoor concerts and performances.
Commutes around Woodlane Forest
Farm-to-Market Road 2978 is the main thoroughfare to get in and out of the community. Woodlane Forest's suburban nature makes it a car-dependent community. Nearby access to FM 1488 leads residents west to Magnolia and east to The Woodlands. The latter features three hospitals, including St. Luke's Health – The Woodlands Hospital. George Bush Intercontinental Airport is about 30 miles away via Interstate 45, and Downtown Houston is about 40 miles south down the interstate.
