Rows of single-family homes branch off South Thornton’s main thoroughfares, connecting the community with the Rocky Mountains to the west and Denver just south. “Here, you get a decent amount of house for your money at an affordable price, and affordability is a big deal because being close to Denver is becoming less and less affordable,” says Jeana Albright, broker and owner of Albright Realty with 30 years of experience. In fact, the neighborhood’s home averages have consistently listed around $200,000 less than the Denver metro average since 2021.

South Thornton single-family homes outnumbered by apartments

The neighborhood has almost as many single-family homes as apartments, and renters comprise nearly half of all residents. Between the 1950s and 1980s, ranch-style houses were built with panel and brick siding and today are priced from $270,000 to $520,000. New traditional homes with Craftsman influences were built in subdivisions from early 2000 through the 2020s. These newer houses have paved driveways leading to attached garages and are priced between $520,000 and $750,000. “With any planned community, what is attractive is that there seem to be more walking trails and access to open space,” Albright says. “Where I sold, people got to live across from a greenbelt even though the houses were built closer together.” Most condo and townhouse communities are located on the west side of Interstate 25 and are priced between $165,000 and $450,000.

Learning starts at North Mor Elementary

Adams 12 Five Star Schools district serves most of the neighborhood and offers choice enrollment so that students may attend schools other than their zoned schools upon request and approval. North Mor Elementary School earns a C-plus grade from Niche, while Northglenn Middle School maintains a C. Northglenn High School receives a B-minus and offers over 30 activities and clubs, varying from art to paleontology. Niche reports that after graduation, these students are most interested in attending the Metropolitan State University of Denver, about 10 miles south, or the University of Colorado Boulder, roughly a 25-mile drive west.

Grant Street connections and Interstate 25 commutes

Interstate 25 and the Regional Transportation District (RTD) light rail's "N" line connect South Thornton with Denver. RTD bus stops line Grant Street, where North Suburban Medical Center is located in case of emergency. The Denver International Airport is roughly a 25-mile drive away and has nonstop flights to international cities, such as Dublin, Ireland, and airports across all 50 states.

Parks spread to Pelican Ponds open space

The neighborhood’s eastern border boasts natural recreation, with walking trails and fishing opportunities spread along South Platte River’s western bank at Pelican Ponds. Skateboarders bring their boards to the concrete-covered skate park in Community Park, which also includes a tennis court and playground. During summertime, Thornton City Pool’s dumping pail pours down onto the splash pad adjacent to the waterslides. On the neighborhood’s west side, the amusement park Water World has additional slides and various pools, including a wave pool and lazy river. Pelican Ponds Open Space spans over 200 acres of wetland habitat along the South Platte River, which the nearly 12-mile South Platte River Trail runs through. Anglers cast lines into the ponds that dot the open space.

Running errands down Grant and Washington streets

Shopping centers with box stores, fast food restaurants and grocers, such as King Soopers, line Grant and Washington streets. Sunrise Village shopping center has a Mi Pueblo Market and arc Thrift Store, while Thornton Town Center has a Home Depot and a Game Stop. Some big box stores, including American Furniture Warehouse and Sam’s Club, sit independently. Locally owned restaurants dot Grant and Washington Streets, including Bluebird Cafe, popular for its twists on classic breakfast foods, and Pete’s Cafe, an American diner with traditional breakfast foods and gyros since 1972.
