Life along the Rio Grande
The trees and greenery of East Los Lunas have long attracted farmers to this area along the Rio Grande, 23 miles south of Albuquerque. “Today, it’s a blend of farmland that’s giving way to new subdivisions,” says Susan Blackwell, who’s sold homes here for 13 years and is the owner and broker of Welcome Home Realty. “Lots of people come here for the outdoor space.” The river and its surrounding forest, called the bosque, invite boaters and swimmers to cool off in the summer. Big employers like Facebook and Amazon, located west of the neighborhood, are drawing more residents and businesses to the area. The overall CAP Index Crime Score is 3 out of 10, compared to the national average of 4, and nearby houses of worship include Sangre de Cristo Catholic Church and Immaculate Conception Catholic Church.
A blend of suburban and country living
Most homes here are 2020s ranch-style houses with three or four bedrooms, Spanish-style elements like adobe exteriors and clay-tiled roofs, and lot sizes from under a quarter of an acre to a half-acre. Prices typically range from $259,000 to $545,000. These homes are set in planned communities governed by homeowners associations and have curved, sidewalk-lined streets that end in cul-de-sacs. Monthly HOA fees of around $30 help maintain common areas, including playgrounds and walking paths.
Buyers can also find rural homes with grassy acreage, fenced yards and horse stables; these range from ranch-style homes built in the 1970s on 1-acre lots to new construction custom homes designed to preserve the area’s country feel with farmhouse elements like metal cross-gabled roofs. Prices for these can range from $350,000 to $868,000. Newer homes are sometimes in gated communities where monthly HOA fees of around $300 a month cover security costs.
East of Interstate 25
Interstate 25 is about 6 miles west and leads 23 miles north to Albuquerque. State Route 47 is the main road through the neighborhood, and the Valencia County bus stops along Main Street. The Rio Metro’s Los Lunas Rail Runner Station is located 4 miles west, with service to Albuquerque. Duke City Urgent Care is 3 miles west and Presbyterian Hospital is 22 miles away, in the city. Albuquerque International Sunport Airport is a 20-mile trip.
Join the concert band at Valencia High
Local kids can start school at Valencia Elementary and then attend Valencia Middle; both earn a B-minus from Niche. At B-minus-rated Valencia High, students here can join the concert band, which won the state championship in 2022, and choose from 15 sports teams, including cheer, wrestling and softball.
Green chile cheeseburgers at Rutilio’s
Most of the neighborhood’s shopping and dining is in the north along Main Street. The family-owned Rutilio’s serves New Mexican favorites like green chile cheeseburgers. There are also local chain restaurants here, like Dion’s Pizza, an Albuquerque favorite known for specialty pies like The Duke City, topped with green chile, turkey, cheddar and parmesan. Weck’s is another popular local chain, offering retro vibes and breakfast dishes like huevos rancheros and Belgian waffles. Grocery options include Albertsons Market and Smith’s.
Hang out by the Rio Grande
The Rio Grande and the bosque, a cottonwood forest surrounding the river, are popular hangouts. “We can go down and hop in the river or put our feet in and have a cold one,” Blackwell says. “There are lots of parties and gatherings down along the river because it’s just a great place.” Tomé Hill Park, also called El Cerro de Tomé, has a 1-mile hike to the top of a 400-foot hill adorned with crosses and sculptures; it’s one of the highest points around, offering panoramic views of the surrounding landscape. To the north, the Isleta Resort and Casino in the Isleta Pueblo is a popular place for residents to unwind and play the slots; the resort’s Isleta Golf Club is a public 27-hole course that offers lessons, memberships and tournaments.
Good Friday on Tomé Hill
Each spring on Good Friday, hundreds of residents make a pilgrimage to the top of Tomé Hill to pray at the summit’s three crosses. Some people walk all the way from Albuquerque to pray here, and the nearby roadways can become crowded with pilgrims.
High flood risk
East Los Lunas is in a Special Flood Hazard Area; residents here are required to purchase flood insurance and must follow special building standards for any new construction projects. Homes built before 2010 may not follow the current floodplain regulations and are at higher risk of flooding.
Blackwell also warns that the type of air conditioning here may not be what people are used to. “We have something locally called swamp coolers, or evaporative coolers. It’s a fan that has a pad, and you put water on the pad and then the fan blows air across it. It’s not refrigerated air. It can’t get the house cooler than 20 degrees below the outside air, and if it’s humid out, forget about it — open a window.”
