Located on the Yakama Nation Reservation in southern Washington, Toppenish is a rural area driven by agriculture. “People here either own their own small farms or work at one of the bigger farms on the town’s outskirts,” says Liz Delagado of John L. Scott Real Estate, who has over 20 years of experience in the area. “They grow pears, apples and recently a lot of grapes at wineries in the area.” The Legends Casino and Hotel is another major employer; because Toppenish is on a reservation, residents have the advantage of cheaper goods but don’t have as many resources dedicated to schools and infrastructure. Hiking Toppenish National Wildlife Refuge
For outdoor recreation, locals head a few miles south to the Toppenish National Wildlife Refuge. Duck hunting is a popular activity; the refuge has blinds set up for hunters. Toppenish also offers fishing in the creeks, five hiking trails and bird-watching opportunities. “A lot of the locals have horses, and the area is a great spot for riding,” says Delgado. “You can ride and have incredible views of Mount Adams and Mount Rainier.” The town’s largest annual event is the Toppenish Rodeo, which will celebrate its 90th anniversary in July 2025. Each year, the event begins with a parade and has a stock show, rodeo and live music.

Checking out the Toppenish Murals
The Toppenish Murals are a staple of the city. In 1989, a local artist was commissioned to create a mural to celebrate Washington state’s centennial celebration. Since then, over 70 other murals have been completed, celebrating the history of the area and the Yakama tribe. Just a mile south of town is the Legends Casino and Hotel. The casino has 1,300 slot machines and table games like blackjack, craps and roulette. The hotel has a spa and a buffet, and the casino hosts shows from classic rock legends Styx and Cheap Trick.

Shopping at Valley Mall
Toppenish has a variety of shopping and dining options, mostly along Highway 22. Restaurants serve Mexican food and Vietnamese cuisine, and shopping is done at major chain shops like Safeway, Dollar Tree and Ace Hardware. Downtown has antique stores, flower shops and furniture outlets. For more extensive shopping and dining options, Valley Mall is 16 miles up Interstate 82 in Union Gap.

Toppenish High has career and technical education academies
Kids in the area attend the Toppenish School District, which has a C rating on Niche. The district serves over 4,200 students and has a 21-to-1 student-teacher ratio. Toppenish High School, known for its wrestling program, is rated B-minus; the Toppenish boys’ wrestling team has won the state title five times since 2019. The school also offers a career and technical education academy.

Locals can take Pahto Public Passage, a bus service that offers transportation throughout the Yakama Reservation. Residents can drive Interstates 82 and 90 for 160 miles northwest to Seattle, or Interstate 84 for 165 miles southwest to Portland. The Astria Toppenish Hospital is a 63-bed, level four trauma center located in the town’s south end.
Mild summers and chilly winters
The city is served by the Toppenish Police Department. According to the FBI, the town has seen a slight increase in violent crime over the past five years and a decrease in property crime. Toppenish sees mild summers with temperatures topping out in the upper 80s. Winters are chilly with lows in the 20s. Toppenish gets around eight inches of rain annually and 18 inches of snow.
