Convenient community in the heart of Torrance
Del Amo is a small neighborhood in the heart of Torrance, which features some of the best shopping in the area and is just a 10-minute drive from the beach. Its location in central Torrance makes it an ideal landing spot for those looking to get around the city easily; the neighborhood is just north of Torrance Memorial Medical Center, one of the largest employers in the city, and within a short drive of most of the city’s major parks and venues, along with its shopping centers.
Condos and midcentury single-family homes
The majority of homes were built in the 1950s and 1960s, during a period of rapid suburban expansion in the South Bay area. There are two types of residential communities within Del Amo. Part of the neighborhood is made up of traditional SoCal residential blocks lined with mid-century homes fronted by small yards and native gardens. The other part is composed of large, gated complexes, which feature modern condos and townhouses in a variety of styles and at a variety of price points. "The communities in the Del Amo area are all well taken care of, the grounds are really nice and attached garages are common," says local Realtor Garrison Comstock of Garrison Team Real Estate, who has worked in the South Bay area for over 12 years. “They can hit all those checklist items families look for." Whether residents are in a single-family home or a condo, if they're in the Del Amo neighborhood, they're within walking distance of a park, and at most a 5-minute drive from excellent shopping and dining. 2-bedroom, 2-bath condos in the neighborhood go for between $500,000 and $750,000, while the neighborhood's single-family homes typically sell for between $800,000 and $1.3 million.
Torrance public schools rated among top of LA County
Most school-age children in Del Amo attend Torrance's public schools, which are generally ranked among the strongest in LA County. Joseph Arnold Elementary School has a 9 out of 10 rating on GreatSchools, while Calle Mayor Middle has an 8 out of 10 rating. South High School has a 9 out of 10 rating and served as the backdrop for the Oscar-winning film American Beauty.
Del Amo Fashion Center is largest in the city
While there are shopping centers scattered throughout central Torrance, the largest retail center in the city, by far, is the Del Amo Fashion Center. The sprawling, three-story mall is the third-biggest in the US, with over 2.5 million square feet of retail space. Locals looking to pick up groceries can stop by Ralph's or pick up specialty ingredients at Mitsuwa Marketplace, which also has its own popular food court. The mall features everything from multiple bookstores and quirky locally owned shops to an impressive roster of cosmetic stores and boutiques. Del Amo Fashion Center is also a great place for a bite, with a variety of well-reviewed restaurants like Taiwanese soup-dumpling specialty shop Din Tai Fung. However, there are also a number of eateries scattered throughout the rest of the neighborhood, including local landmark King's Hawaiian Bakery & Restaurant, which has been rolling out its signature Portuguese sweet rolls for over seventy years.
Madrona Marsh Preserve for outdoor recreation
When it comes to entertainment options in Del Amo, there's obviously a lot to do at the Fashion Center, which offers everything from movies to live performances to Dave & Buster's. But there are also less crowd-intensive options around the neighborhood, like Madrona Marsh Preserve, which features an array of trails and over 150 species of birds, or picturesque Charles H. Wilson Park, home to an impressive playground basketball and tennis courts, batting cages and even a hockey rink.
Getting around South Bay
Transportation in and around Del Amo is primarily car oriented. The neighborhood is well-connected to the regional road network, with easy access to major arterials such as Hawthorne Boulevard and Sepulveda Boulevard. These roads provide direct routes to nearby freeways, including Interstates 405 and 110. Public transportation options in Del Amo are provided by Torrance Transit, which operates several bus routes through the neighborhood. Los Angeles International Airport is 10 miles north of the neighborhood, making it relatively easy for residents to escape LA when necessary.
Torrance Certified Farmers' Market
On Tuesday and Saturday mornings, the Charles H. Wilson Park hosts the Torrance Certified Farmers' Market, one of the most popular markets in the South Bay. "Everyone in the neighborhood goes to the market," says Comstock. "It's really central to the community."
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
