Neighborhood offers shopping, schools and a nearby beach
Walteria is an idyllic SoCal suburb. "It's a sunny, family-oriented community close to the beach with good schools," says Karen Baillie, a Realtor with 3 Leaf Realty Inc. who grew up in the neighborhood. "And it's not crazy busy, so you can walk to restaurants and the park." Walteria is a peaceful enclave with a public park, community school and retail centers. Residents don’t have to go far for anything, including the beach, but are close to everything thanks to highway access. Buyers are attracted to the lifestyle the neighborhood affords its residents — most needs can be met within a walk or short drive.
An eclectic mix of homes in Torrance
Sidewalks, mature trees and manicured green yards give Walteria a characteristic suburban look. A drive down the quiet streets reveals an eclectic mix of homes, which gives Walteria an older and more established look. No two houses are the same. "It's definitely not cookie-cutter," says Baillie. "There are still a lot of the smaller Craftsman and bungalow homes. I guess the biggest change is that some of those homes are being torn down and replaced with bigger homes or two properties on a lot that owners can rent out." In addition to the early 20th-century styles, a strong Spanish influence can be seen in the ubiquitous red tile roofs and stucco siding found throughout the neighborhood. Prices start at just under $1 million but can exceed $2 million.

Kids attend highly rated community school
Walteria Elementary and Edward J. Richardson Middle are both graded A by Niche. Another A school, South High School, was previously distinguished as a California Blue Ribbon School.

Walteria Park and beach access
The weather makes spending time outside a dream. “Walteria has the most temperate climate,” says Lucy Garber, Walteria resident and real estate associate with Re/Max Execs. “We get a nice breeze from the ocean, so it’s consistently very comfortable.” When residents want to get outside, Walteria has its own park. Walteria Park occupies four and a half grassy acres. Residents appreciate the park's playground and game courts, including a baseball diamond and horseshoe pit. The Walteria Senior Citizen’s program operates out of the park and promotes socialization and physical fitness among the older population.
Walteria is an ideal spot to explore the peninsula's natural landscape. "You're a few miles from the beach," says Baillie. "A lot of people don't know there's Torrance Beach, and that's where the locals like to go. There's also a bike path you can get on there and ride all the way to Santa Monica." Torrance Beach is 3 miles west and accessible by car, foot or bike. The 20-mile bike path south to Santa Monica runs along the coast.

Shopping and dining at Vista Plaza and Rolling Hills Plaza
“It’s close to everything,” says Garber. “You are surrounded by shopping and good restaurants.” Vista Plaza sits at Walteria's northern end, providing extensive shopping and dining options. Residents can shop for groceries at the H Mart or Sprouts Farmers Market. Diverse dining options, from Fusion Sushi to McDonald’s, cluster near the shopping center. There is a Whole Foods and Trader Joe's at Rolling Hills Plaza at the neighborhood's southern edge. For eating out, there are upscale choices like Yamaya Japanese Wagyu and Grill to popular chains like Lunasia Dim Sum. Small businesses and local restaurants also dot the residential center of Walteria, including Tucker’s Market & Deli, a popular hole-in-the-wall store. "That's been there since before I was born," says Baillie. "I remember walking there to pick up supplies for my grandmother."

Pacific Coast Highway access and walkability in Walteria
“It’s very walkable,” says Garber. “Most people just walk around if they’re going out to eat or to grab something from the store. You can’t walk to the beach but can walk everywhere else.” Walk Score gives the Walteria a 79 out of 100 due largely to its sidewalks and residential and commercial space blend. The Pacific Coast Highway runs along the eastern edge of the neighborhood, providing access to one of Torrance’s major roadways. The Torrance Municipal Airport sits opposite Walteria, across the highway. Though it does not offer commercial flights, it can contribute to excess noise. The nearest commercial airport is Los Angeles International, 13 miles north.
Walteria experiences a low rate of violent and property crime. The CAP Index Crime Score is only two out of 10, two points lower than the American average of four out of 10.
