The neighborhood market is competitive, thanks to nearby job opportunities and no space for new housing. “Even during the crash of ’08, we had very few foreclosures and short sales,” says Nancy Hofmann, a lifelong resident and Realtor with Compass. “It’s because we have two major hospitals, a university, and we’re the county seat.” Locals often come to West Towson to start a family or to get away from the faster pace of Baltimore. “There is a natural migration north for professionals who then want to leave the city and raise children,” Hofmann says. West Towson provides a quiet home base within walking distance of York Road’s restaurants, shopping and entertainment.

Finding a single-family home in West Towson
Single-family houses line the roads that veer off of Allegheny Avenue, and as Hofmann says, “No two homes look the same.” Colonials and Cape Cods often have green yards, driveways, front porches and patios. Neighbors put Adirondak chairs on their lawns and swings in their trees. Sidewalks are not common in West Towson, although locals gather and walk along the low-traffic streets. Homes with two-to-three bedrooms range from $300,000 to $550,000, and those with four-plus bedrooms can range from $550,000 to more than $1 million. Buyers will find larger homes with greater value in West Towson. “Property taxes are about half of what they are in Baltimore City,” Hofmann says. Given the stiff competition for housing, homes in West Towson spend an average of just 10 days on the market.

Town-wide and West Towson-specific events
Towson hosts events that bring in crowds from all over the county. About 250,000 people attend the annual Towsontown Spring Festival for local vendors, a mini carnival and live music along closed-off side streets. The community has a major Fourth of July parade and firework show, as well. “People will come out and put their chairs down the day before just to secure their seats,” Hofmann says. West Towson also has a few smaller-scale events. “There are good community associations that are optional to join,” Hofmann adds. “Our reps are active and keep the neighborhoods strong.” Santa comes to West Towson on an antique fire truck, and residents can compete in holiday home-decorating contests. Other activities include egg hunts during Easter, block parties and scavenger hunts.

Towson’s highly rated public and private schools
Both Baltimore County Public Schools and private education options attract families to Towson. West Towson Elementary earns an A-minus grade on Niche, and Dumbarton Middle has a B-plus. Towson High scores an A and ranks as the No. 4 Best College Prep Public High School in the county, according to Niche. Families can choose from various private schools nearby, including Notre Dame Prep for girls and Calvert Hall for boys. Both schools earn A-plus grades and enroll ninth through 12th graders, though Notre Dame Prep also has a middle school. Loyola Blakefield is another Catholic option for grades six through 12, and it scores an A. Towson University, south of the neighborhood, earns the No. 15 spot on the Wall Street Journal’s list of top public colleges in America.

Joining the Orokawa YMCA and nearby parks
The Orokawa YMCA, known as The Y in Towson, is not only a hub for exercise, but also for strengthening community. Amenities include swimming pools, a gym, group-exercise studios and a rock-climbing wall. The Y hosts fundraisers, educational panels and holiday events. Kids can join various youth leagues, like soccer and basketball, and adults can take pickleball lessons. Apart from the Y, downtown Towson has a few community squares and small green spaces with benches, and the West Towson Neighborhood Park has a playground and baseball diamond. The largest and most popular outdoor recreation spot nearby is Lake Roland Park, where visitors can fish, hike, bike and kayak. Leashed dogs are allowed, although Paw Point Dog Park is a membership-only area for pets to run free.

Most restaurants and shops can be found along York Road and its intersecting streets. Towson University students often flock to this area for its late-night bars and varied cuisines. Perennial is a quieter spot for a date night with live music on the weekends. Whole Foods recently opened on Towson Row, and Trader Joe’s and Safeway are also within about 1 mile. Towson Town Center features more than 180 retailers, including Nordstrom and Macy’s.

Navigating West Towson and Baltimore
While public transportation is available downtown via Maryland Transit Administration buses, most West Towson residents get around by car. Within a few blocks, commuters can reach Interstate 695, commonly called the Baltimore Beltway, which leads to Interstate 83 into the city, under 15 miles away. I-83 becomes the Jones Falls Expressway (JFX) closer to the heart of Baltimore. About 26 miles southwest, BWI International Airport offers flights to more than 90 destinations worldwide, as well as an Amtrak station, accessible by free shuttle from the airport terminal.
