If you’re not a big hiker or mountain biker when you move here, you’re probably going to turn into one.”

Whiting Ranch Wilderness Park and more recreation options
Surrounded by the Whiting Ranch Wilderness Park on its western side, Portola Hills has direct access to a sprawling 2,500-acre nature preserve. Residents who want to hike, mountain bike or go horseback riding are within walking distance of about 17 miles of trails. Some of the park’s scenery includes oak groves, rolling hills and rock formations, including the striking Red Rock Canyon. At Concourse Park, located in the northern part of the community, there’s a playground, a reservable picnic pavilion and a basketball court. Those who want a relaxing stroll can take to the park’s walking path, which links to a trail in the Whiting Ranch Wilderness Park for a longer circuit. Adjacent to Concourse Park, the Portola Hills Clubhouse features an outdoor pool, a hot tub and tennis courts.

Situated on the northern outskirts of the city of Lake Forest, Portola Hills has a peaceful, secluded atmosphere. This is shown in its CAP Index Crime Score: a 1 out of 10, compared to the national average of 4. The residential community has multiple subdivisions within it that are served by different HOAs, which have fees that range from $150 to $600. These HOAs landscape the lawns, which are often large enough for garden beds often decorated with boxwood hedges, agave plants and palm trees. All the architecture throughout Portola Hills is Mediterranean, which gives the area a consistent feel. Condos range from $500,000 to $1.2 million, while single-family homes are priced between $1.25 million and $2.3 million. Mountain and valley views are common, and the backyards often feature pools. Homes on the western side of Portola Hills might have yards that connect to Whiting Ranch Wilderness Park. “There are just all these beautiful trails, everywhere you turn. And of course, once you experience that, it’s hard to give up, which is why there’s so little turnover in the area. People stick around,” Paterno says. For this reason, prospective buyers should watch the market closely for new inventory.

Although there isn’t any retail in Portola Hills, the community is only a few miles northeast of shopping and dining at Foothill Ranch Towne Center. The massive big box center has familiar names like Walmart, Target and PetSmart. It also features a diverse array of restaurants, including the casual local eatery MAMON, which serves sandwiches and brunch food in a counter-serve setting. At the modern Caspian Mediterranean Kitchen, patrons can visit the lunch buffet or opt for evenings of entertainment, including live bands and belly dancing performances.
