Treasure Island appeals to Floridians seeking an old-school beach vibe without sacrificing the modern comforts of the mainland. With the Gulf of Mexico on one side and Boca Ciega Bay on the other, this barrier island — though small — packs plenty into its 3 square miles. There are a surprising number of parks, a lively downtown district with restaurants and bars and a year-round events schedule. It's also just 3 miles from the mainland and about 8 miles from Downtown St. Pete. But the island's main appeal is its wide, white-sand beaches, a short stroll from the many low- and high-rise condo buildings and brightly colored bungalows. "Everything is within a mile of the beach — that's the furthest away you'd be," says Realtor Bruce Erbeck of Re/Max Metro, who has been selling homes since 1995. "That aspect alone kind of brings everybody together at the beach for sunset hour."

Nationally ranked beaches with continuous sea breeze
Though the island is compact, it offers a wide variety of outdoor recreation, including boating, fishing and stand-up paddleboarding — even a 9-hole public golf course manages to squeeze into the Paradise Island neighborhood. But the top-rated beaches are the real draw, whether it's Treasure Island Beach or the less-touristy Sunset Beach on the island's south end. "The beaches are ranked consistently in the top 5 nationally," Erbeck says. "And there's a constant breeze that feels like being in Aruba." Roselli Park is a popular gathering spot in the Isle of Capri neighborhood, with dog park meetups, tennis matches, ball games and shuffleboard showdowns. The centrally located Treasure Island Community Center Park is where many events take place, such as a Friday morning flea market, and it's also a common place for workouts thanks to its outdoor calisthenic exercise equipment.

Old Florida designs blend with modern upgrades
Treasure Island is its own city, distinct from St. Petersburg. It's made up of five areas; some are fingers of waterfront property that were dredged after World War II. Many of the houses on the island were built in this period and back right up to the water, but there are new construction homes as well as contemporary condos. Prices vary dramatically, with smaller bungalows and cottages selling from the mid-$400,000s to $750,000. Midcentury ranch-style homes are priced from around $750,000 to $2 million, while newer, larger houses start at $2 million and can soar to over $5 million if they're set near the beach or on the bay. "With waterfront property, they're not making any more of it," Erbeck says. "It's not the houses that are driving the prices, it's the desirability of being on the water rather than being in a house that's more inland." Condos offer the widest price range, with studios starting at around $200,000 and going into the low millions for larger beachfront units.

Block parties and master sand sculpting competitions
The island plays host to events year-round. Most prominent is the Sanding Ovations Master's Cup, an international sand sculpting competition taking place in November. In April, the community gathers at Treasure Island Community Center Park for Treasure the Island, an Earth Day celebration promoting an appreciation for the island's community and natural surroundings. But the high watermark of fun happens in mid-spring, when the community converges on 107th Avenue for Rock Around the Clock, an annual block party featuring live music and food vendors. "They close that block down for a weekend and it's a really good time for everybody to come together and have a little party," Erbeck says.

Beach bars and local restaurants line Gulf Boulevard
Treasure Island is a popular vacation destination, and its main thoroughfare, Gulf Boulevard, is lined with resorts and hotels, restaurants, beach bars and seasonal snack shacks. During peak tourism months, getting a table at Middle Grounds Grill can be tough, especially when the fresh-caught tuna is in, so reservations are recommended. Boaters can dock at Sea Dog Brewing Company for a cold beer and a lobster roll. Beachfront bars include Caddy's Treasure Island, which also serves breakfast. For everyday essentials, there's a Publix and Walgreen's on the island.

Causeways, golf carts and bus routes
Residents have more choices than just the Treasure Island Causeway to get on and off the island. Drivers can head north or south to adjacent barrier island communities with causeways of their own that provide mainland connections. But with Gulf Boulevard being the island's only throughway, traffic jams can be frequent in all directions. There are bus stops along the boulevard, but according to Erbeck, most residents either walk or rely on golf carts to get around the island.

Traffic surges during tourist season
One of the most difficult aspects of living on the island is the congestion and noise during tourist season, typically in winter and early spring. Traffic jams are most common at major intersections, especially where 107th Avenue meets Gulf Boulevard. High water and storm surges caused by hurricanes can also be a threat to islanders. Some waterfront homes on Treasure Island are built to be elevated a few feet off the ground.
