All these things that are part of your daily lifestyle are within walking distance.” In addition to a walkable community with a host of local amenities, Chesterbrook attracts families looking to live within the Tredyffrin-Easttown School District, which Niche ranks as the third-best school district in Pennsylvania. Chesterbrook itself has long earned high praise from Niche, which lists the community as the third-best place to live and the best place to raise a family in the country. Located in Tredyffrin Township and between Interstate 76 and U.S. Route 202, Chesterbrook offers comfortable suburban living in Philadelphia's Main Line region.

Chesterbrook Trail connects to Valley Forge National Historic Park

The Chesterbrook Trail provides miles of paved paths for walkers, runners and bikers to explore. The trail system weaves around Wilson Farm Park, which anchors the community with 90 acres of green space in the heart of Chesterbrook. “Even inside the park, they have a trail that makes a full-circle loop,” Julicher says. “It’s dog-friendly and stroller-friendly. There are also multiple different playgrounds, so if one playground is busy, you can take your kids to a different one.” The park also has an amphitheater and various athletic facilities. After receiving a $1.2 million grant from the Pennsylvania Department of Conservation and Natural Resources in January 2022, Tredyffrin Township is working to upgrade Wilson Farm Park. While construction has not yet begun, plans include the renovation of existing amenities alongside the addition of new attractions like pickleball courts and a spray ground. Residents can also become members of the Picket Post Club, a private group with an outdoor pool, racquet sports facilities and athletic teams for all ages. The Chesterbrook Trail leads north to the 3,500-acre Valley Forge National Historical Park. The park is best known as the spot where George Washington and the Continental Army camped for six months during the American Revolutionary War in the winter of 1777 to 1778. Today, it preserves this rich history with sites such as the National Memorial Arch and the Gothic Revival-style Washington Memorial Chapel.

Festivities in Wilson Farm Park include Tredyffrin Township Community

Tredyffrin Township hosts various community events at Wilson Farm Park. The summer concert series brings local bands to the park, while the annual Fourth of July celebration invites residents to spread out their picnic blankets and watch a dazzling fireworks display light up the night. In October, Tredyffrin Township Community Day celebrates the town with activities for all ages, including an inflatable obstacle course for kids and a beer garden for adults. Award-winning student newspaper at Conestoga High School

The Tredyffrin-Easttown School District earns an overall grade of A-plus from Niche and has an average student-teacher ratio of 15-to-1. The district contains five elementary schools, two middle schools and a high school, all of which receive an A-plus from Niche. Students can attend Valley Forge Elementary School and Valley Forge Middle School before moving on to Conestoga High School, which Niche ranks as the second-best high school in Pennsylvania. The high school produces award-winning publications such as The Spoke, a student-run newspaper that consistently earns the Gold Award from the Pennsylvania School Press Association for its excellence in scholastic journalism. Nearby private school options include The Episcopal Academy, which serves prekindergarten through 12th grade with an A-plus from Niche.

Chesterbrook has townhouse and single-family home communities

Chesterbrook features 29 individually managed communities where homebuyers will find a mix of townhouses and single-family homes. More established townhouse developments date back to the 1980s and offer traditional two-story units with two-to-four bedrooms. More recent construction includes the Parkview community, where contemporary townhouses offer open floorplans and modern finishes. Townhouse prices range from $360,000 for older two-bedroom units to $990,000 for newer construction. Single-family home communities sit in the northeastern corner of Chesterbrook and include the Green Hills and Fox Hollow subdivisions, where Colonial Revival and split-level homes offer half-acre lots. Prices for single-family homes range from $850,000 to $1.1 million, although limited inventory means that these properties rarely come on the market. “It’s very competitive for the convenience and the incredible school district,” Julicher says. Homes typically sell after less than two weeks on the market, and townhouses tend to come up for sale more often than single-family homes. Chesterbrook has an overall CAP Index crime score of 2 out of 10, lower than the national average of 4.

Shops and restaurants in the Chesterbrook Shopping Center

The trail system connects residents to Chesterbrook Boulevard, where the Chesterbrook Shopping Center is a destination for shopping and dining. “It’s this nice little shopping strip with a pharmacy and a pizza shop at one end and a shoe cobbler and a hair salon between,” Julicher says. She’s talking about HG Coal Fired Pizza, a casual spot serving fresh pies, wings and sandwiches. There are more shops and restaurants along U.S. Route 202, which runs along the southern edge of Chesterbrook. Nudy’s Café Swedesford is known for its breakfast specials and spacious outdoor patio, while Black Powder Tavern serves elevated pub grub and craft beer in a historic 18th-century building. The Gateway Shopping Center is less than 2 miles away and features Trader Joe's, Staples and T.J. Maxx. Residents can follow Chesterbrook Boulevard to the Chester Valley Trail, which leads about 4 miles south to Uptown Worthington. The mixed-use development includes big-box shops, restaurants and offices. “You can ride a bike to Target or Wegmans,” Julicher says. Chesterbrook is also less than 6 miles from King of Prussia, which features more than 450 stores and is the third-largest mall in America.

Access to I-76, Philadelphia and Paoli Hospital

In addition to its walkable subdivisions and scenic trail system, Chesterbrook offers access to several major thoroughfares. U.S. Route 202 runs along its southern edge, while Interstate 76 forms its northern border. “You can benefit from getting on I-76 and getting into the city within minutes, or you never have to leave the neighborhood,” Julicher says. Philadelphia is about a 23-mile drive away via I-76, while Philadelphia International Airport is around 30 miles from Chesterbrook. The Southeastern Pennsylvania Transportation Authority provides local bus service, with connections to the King of Prussia Transit Center, among other destinations. Residents are less than 6 miles from Paoli Hospital, part of Main Line Health and home to the only Level II Trauma Center in Chester County.

In the southwestern corner of Chesterbrook is a 140-acre business park with 1.1 million square feet of office space. Office buildings line Morris Drive, Chesterbrook Boulevard and Lee Road and house a mix of financial, advertising and biotechnology companies. The Flex at Chesterbrook offers a coworking space in the heart of the business park, while The Circuit offers amenities like a fitness center, meeting rooms and a café.

There is a local police station where I live so police are always patrolling around. As for ambulances it takes a little while for them to arrive but overall they are good and very nice.
