Small suburb close to big amenities, 2 miles from downtown Trenton

Villa Park is one of the smallest suburbs of Trenton, just 2 miles east of downtown. But despite its postage stamp size, the neighborhood is surrounded by amenities that are integral to the wider community, including Trenton Central High and the Capital Health – East Trenton Medical Center. There's a namesake park, which serves as a focal point for residents. But this isn’t the only park around, and thanks to walkable streets that stretch the length of the neighborhood, it’s easy to reach other green spaces, along with numerous small businesses popping up near homes. All of this goes a long way to boosting Trenton's reputation as a former industrial center in search of a new identity. Plus, prices can seem like a bargain for those who are leaving denser urban areas. “In the early 2020s, I saw a lot of North New Jersey and Philadelphia residents migrating to Trenton neighborhoods,” says Fareeda Stokes, a Realtor with Harkes Realty & Associates.

A 10-minute drive to Pennsylvania

Residents can pick up Hamilton Avenue on the north side and then take the Lower Trenton Bridge into Morrisville, which has more entertainment destinations, particularly breweries and distilleries for vodka, beer and even kombucha. The drive takes about 10 minutes. “It’s close to the Pennsylvania border, so you’ll even see people moving over to Trenton suburbs from Newtown,” says Rana Bernhard, a Realtor with Weichert Realtors. Closer to home, buses on Hamilton and Chambers also help with exploring retail around the neighborhood. Commuters can get to Penn Station in New York City within about 90 minutes, thanks to the Trenton Transit Center, about a mile west.

Diverse dining on Chambers Street

One of the easiest ways for residents to find food is to head west toward Chambers Street. Central American, Latin American, Caribbean, Spanish – the cuisine along this stretch is quite diverse. Bamboo Grill specializes in Jamaican favorites like jerk chicken. Going just a block or two more west past this restaurant row, residents can run errands. Groceries are available at Compare Foods, which sits next to a Family Dollar, and there’s a CVS on Franklin Street. Small specialty markets, like Porfirio’s Italian Foods, are common in the area.

Villa Park's new playground

The namesake Villa Park installed a new playground in September 2024, proving the community’s continued investment in this gathering space. Tennis courts, walking paths and shaded lawns are also part of the experience. For those who prefer to play baseball, Wetzel Field is the neighborhood go-to. About a mile west is Kuser Farm Park, a 22-acre expanse featuring a Victorian mansion that hosts popular community events. Winter Wonderland is the big end-of-year bash with rides, a petting zoo and a tree-lighting ceremony. The park also has a playground and lawns for picnicking.

Mix of multi-family homes, rowhouses and cottages in Villa Park

There are plenty of semi-detached multi-family homes in Villa Park, along with colorful rowhouses that create an old-school suburban feel where sidewalks replace front yards, and a sense of tight-knit neighborliness is preferred over distance. Prices range from $135,000 to $270,000. Even the single-family homes are focused on being economical with space, often preferring to grow up into multiple stories. Slender profiles are enhanced by tall windows and a thin set of stairs leading to the front door. Prices range from $250,000 to $300,000. But beyond this price category, the housing tends to grow wider rather than taller. Bungalows and simple boxy cottage styles from the 1920s through the 1940s begin to appear. Ranging anywhere from two to four bedrooms, these properties can range from $230,000 to $330,000. Many of them have been well-maintained or renovated. And perhaps most importantly, for those homebuyers who prefer more standard suburban perks, these properties often have driveways, garages and strips of grass.

Small learning communities at Trenton Central High

Students can begin at Robbins Elementary, which teaches kindergarten through fifth grade, and then move up to Hedgepeth-Williams Intermediate. Both of these schools receive a D-plus from Niche. Trenton Central High stands out on the neighborhood’s north end with a bold modernist asymmetric design. It’s the former high school of many well-known figures, including rapper and entrepreneur Jay-Z. Students can pursue specialized learning tracks through small learning communities. STEM, communications, medicine and business are some available areas of focus. The school receives a C.
