Luxury community built around a golf course
Gray’s Crossing stands out as Truckee’s “mountain modern” neighborhood, with six subdivisions mostly built in the 2010s and 2020s. “This development wasn’t even conceived of when I moved to Truckee,” says Ross Collins with Diamante Realty, an area resident since 2000 and a real estate agent of over 35 years. “Truckee has become more luxury oriented as it’s grown, and more remote workers are living here full time. Now you have this luxury golf course community that attracts high-net-worth people.” With outdoor recreation at the community’s heart, a clubhouse connects to a fitness center and pool; a network of hiking and biking trails leads to Historic Truckee, a tourist hub filled with shops and restaurants. Still, Gray’s Crossing feels away from the action with lots of pines and little through traffic. “It’s not gated, but it has that kind of privacy,” says JB Benna with Compass, a Truckee local and a third-generation Nevadan. “If people want a full-time residence mixed with a resort experience, they’re likely to move here. People also like its lower elevation because you don’t get as much snow as Tahoe Donner.” Prosser Dam Road splits the neighborhood, separating the western hills from more flatter areas in the east. Prosser Creek and Boca Reservoirs are a short drive north, and Lake Tahoe is about 15 miles south.
Golf Club, restaurant, rec center and open space
People often move here to be close to the Golf Club at Gray’s Crossing. Golf Digest ranks it among the top 50 best courses nationally, and Golf Week Magazine considers it No. 12 for the nation's best new courses. Designed by the Peter Jacobsen, this semi-private, 18-hole course is surrounded by Lodgepole and Jeffery pines, and the Carson Range towers in the background. The highest peak in this range, Mount Rose, can give off a reddish color in the afternoon; if golfers are lucky, they can see this alpenglow phenomenon from the fairway. These mountains are also visible from PJ’s, a course-side restaurant and bar with lots of outdoor seating. In the same parking lot, the neighborhood’s recreation center has a weight room, a pool, steam rooms and spas. A paved path is just north along Prosser Dam Road, and it connects to an extensive network of hiking and biking trails. Moreover, each of the six subdivisions borders open space, totaling over 500 acres across the neighborhood. While these spaces are open to the public, the Tahoe Mountain Club manages the courses at Gray’s Crossing and Old Greenwood, and residents pay a yearly fee for entry. The Gray's Membership package includes the Gray's Crossing golf course and the recreation center, and annual fees are $1500 for individuals and $2700 for families.

Mountain modern: steel grays and clean lines
Compared with the eccentric, colorful Victorians of Historic Truckee, modern homes in Gray’s Crossing are a striking contrast. Their metallic grays and straight lines, upon first glance, look similar from house to house. Large windows reveal open floor plans in many cases, and long driveways usually flow into half-acre lots. “You don’t have a smorgasbord,” says Nathan Riedel, a Realtor with The Riedel Group and a Truckee local. “In places like Tahoe Donner, you’ll get an older cabin next to a new house. In Gray’s Crossing, they’re almost all mountain modern.” Upon a second or third glance, though, subtle differences separate each home from its neighbor: touches of exposed wood, flashes of stone and second stories that protrude out from the first. Prices depend on square footage and golf course proximity, but they’re between $2 million and $3.4 million. Also in the modern style, the Village at Gray’s Crossing will add 24 new townhomes and is estimated for completion in late 2024. This mixed-use development will also incorporate a park, a hotel, shops and workspaces. While it's true that more remote workers are living here full-time, the neighborhood still has some part-time residents, as people from Bay Area sometimes have second homes here. A homeowners association covers the entire neighborhood, and $90 annual dues can be bundled with Tahoe Mountain Club dues. Homeowner’s insurance must be supplemented with California FAIR or similar fire protection; trees must be trimmed to provide defensible space around each property.

Experiencing the Old West
Historic Truckee started as a mining, railroad and ice-farming town in the late 1800s, and some of its original brick structures are still around today. This district, centered on Donner Pass Road, is often just called downtown, and its shops and restaurants attract more than 150,000 tourists per year. These numbers are at their peak during summer and winter, the best times for boating and skiing. Most downtown businesses are crowded in these seasons, but local spots won’t be as packed. Nicknamed T-Club by the regulars, the Tourist Club Bar actually tries to throw off passersby: it's ironically named, and its sign reads “Free Beer Tomorrow.” Coffee And is two doors down for homestyle breakfast. Clothing boutiques, such as Cabona’s and White Buffalo, intermingle with these restaurants.
Gray’s Crossing is about 2 miles north of downtown’s historic core, so it avoids some of the hubbub. A few less-visited complexes are within a mile of the neighborhood, too. Good Wolf Brewing Company and Truckee Brewing Company are here for craft beer lovers, and Full Belly Deli is popular for sandwiches.

Closest neighborhood to Alder Creek Middle, Tahoe-Truckee Unified Schools
Most schools are about 5 miles west of Gray's Crossing, past downtown Truckee. Sierra Expeditionary Learning School is here for kindergarten through eighth grade, and it became a California Distinguished School in 2023. Niche gives it an A and ranks it No. 1 for public elementary schools in the Reno area, ahead of 100-plus others. With no charter application required, Truckee Elementary serves kindergarten through fifth grade and gets a B-plus from Niche. Alder Creek Middle is the only school in Gray's Crossing, and it gets an A-minus. Its new science curriculum focuses on lab sessions, and its athletic department offers Nordic skiing. A new mural was unveiled in June 2024, depicting the four seasons at Donner Lake, and a black bear interrupted the football team’s practice in the same month. Truckee High is next to the elementary school of the same name, and it gets an A.

Walking and biking trails, driving in Truckee-Tahoe
A lot of residents use the neighborhood’s trail network, whether it’s to walk the dog or bike south to downtown Truckee. Cars are needed, though, as the Truckee-Tahoe region is spread out. Prosser Dam Road is the main road that connects every subdivision, and this thoroughfare connects to Highway 89. This road leads 2 miles south to downtown Truckee and later becomes Highway 267, which leads roughly 10 miles to Kings Beach, Lake Tahoe. Interstate 80 runs along the neighborhood’s south side; it goes about 10 miles west to Donner Lake and 35 miles west to Reno-Tahoe International Airport. These routes can often freeze in winter, and these Sierra Nevada Mountains get about 150 inches of annual snow. Snow tires are required in winter, and when the weather gets rough, police often check for them. Tourist traffic can cause backups in summer and winter, but an abundance of roundabouts helps reduce congestion. "Your trip could be 10 minutes or 10 hours, depending on the day," Collins jokes.
