Year-round locals in a tourist town
About 2 miles north of Truckee’s tourist hub, Prosser Lake Heights is a secluded, wooded neighborhood away from seasonal traffic. “It has a higher percentage of year-round locals than other areas,” says Mitch Clarin, a Truckee resident since 1989 and a Realtor since 1993. “People see that and move here because locals attract more locals over time. In that way, it’s like a sink with dishes in it. Before you know it, the dishes make more dishes.” This neighborhood starts at the base of Alder Hill and, driving from east to west, increases in elevation along curvy roads. Alder Drive is the only entrance on the east side, but this thoroughfare splits off into dead-end roads and clusters of homes. Bordered by the Tahoe National Forest, most areas are shaded by pines, and trail networks are nearby. Prosser Reservoir is just north for water recreation, and popular green spaces surround the Truckee-Tahoe region, known for the Sierra Nevada Mountains. Lake Tahoe, for one, is about 15 miles south of town, and it attracts boaters from across the country.
Prosser Reservoir and Gray’s Crossing recreation
Prosser Lake Heights is about 3 miles from its namesake. These clear waters — technically Prosser Reservoir — feed from the Truckee River and Station Creek, and it was created by the Prosser Dam in the early 1960s. Now the reservoir is popular for kayaking, fishing and other water sports, and it has two campgrounds along its western banks. Hiking and mountain biking trails are in this area, too, and nearby Stampede and Boca reservoirs offer similar options. Prosser Lake Heights itself doesn’t have many trails, other than those at the top of Alder Hill. These are privately owned, but trails in Gray’s Crossing are open for public access. This neighborhood’s network caters to hikers and mountain bikers, and it connects to over 500 acres of open space. Also connected to these trails, the Golf Club at Gray’s Crossing is a semi-private 18-holer, and its fairways have views of the Carson Range. A yearly fee with the Tahoe Mountain Club grants access to this club and, depending on the membership package, Old Greenwood Golf Course as well. Tahoe National Forest surrounds the neighborhood, and with 870,000 acres, it covers most of the Truckee-Tahoe region. More than seven ski resorts are nearby, and Donner Summit is 10 miles west for rock climbing.
Traditional cabins in the woods, mountain views
Up the hill from modern estates in Gray’s Crossing, cabins in Prosser Lake Heights were mostly built in the 1980s and '90s. These mountain homes often feature exposed wood, sprawling porches and metal roofs. Interiors are filled with natural light, and some have been updated or renovated. Visible from large windows, sloping lots are wooded with pines, and neighbors have some space in between them. Easternmost homes are closest to the bottom of the hill, and westernmost ones are closer to the top. These western homes have occasional views, as surrounding mountains are sometimes visible through the trees. Prices range from $1.2 million to $1.4 million, but they’re more affordable than homes closer to the lake. With roughly 25 homes in the neighborhood, though, listings are rare. Unlike Gray’s Crossing and Tahoe Donner, facades and yards aren’t regulated. “A big highlight for most people is that Prosser Lake Heights doesn’t have an HOA,” says Clarin. “Some people prefer to keep their homes clean on their own, and they don’t like having rules.” Septic tanks have to be maintained, and energy can be natural gas or propane.
About 2 miles north of Historic Truckee, town center
Originally a stop along California’s Emigrant Trail, Historic Truckee is both a railroad hub and a commercial district. Tourists from across the country — all over the world, really — visit its shops and restaurants every year, and it’s especially busy in summer. Among the many businesses along Donner Pass Road, Tourist Club Bar has an ironic name that draws locals, and its sign jokingly claims “Free Beer Tomorrow.” Moody’s Bistro Bar & Beats is just down the street, offering simple dishes and live jazz in an old hotel. Clothing boutiques such as Marilyn’s Catwalk and Cabona’s are nearby, and art galleries have nature-centered work from local artists. History buffs can learn more about the Donner Party and other stories in the Museum of Truckee History, the Truckee Railroad Museum and the Old Truckee Jail Museum. Many of the town’s events are held in this district, too, such as Truckee Thursdays. Vendor booths sell everything from funnel cake to crafts, and local organizations usually give out prizes. Live music accompanies the crowd, and a farmers market sells fresh produce.
High marks for Truckee-Tahoe Schools
Most schools are west past downtown, about 5 miles from Prosser Lake Heights. Sierra Expeditionary Learning School is a public charter for kindergarten through eighth grade, and California lists it as a Distinguished School for 2023. Niche ranks it the No. 1 public elementary school for the Reno area and gives it an A. While not a charter, Truckee Elementary serves kindergarten through fifth, and it gets a B-plus. Alder Creek Middle is down the hill from Prosser Lake Heights and gets an A-minus. Truckee High is next to the elementary school of the same name, and it scores an A. Its football team won the national championship in 2023, the same year that a black bear interrupted one of their practices.
West of Highway 89, north of Interstate 80
Prosser Lake Heights is a hilly area with nearby trails, so hiking and mountain biking are common near the neighborhood. Sidewalks and bike lanes are absent, however, and residents need a car to get around the Truckee-Tahoe region. Highway 89 runs along the neighborhood’s east side, and it’s accessible from the bottom of the hill. This road goes a half-mile south to Interstate 80 and a mile farther into downtown Truckee. I-80 leads 30 miles east to Reno and 100 miles west to Sacramento. Roads can freeze with about 150 inches of annual snow, so snow chains are required in winter. Tahoe-Truckee Airport offers regional flights roughly 4 miles south of the neighborhood, but Reno International Airport is the main hub for commercial flights.
