Set about 3 miles north of downtown Tucson, the almost square-mile-long Blenman-Elm is seen as one the city’s earliest ranch-style residential neighborhoods and, today, features a variety of nationally registered historic homes. “You get a little more home for the price compared to nearby areas,” says Tony Baker, Realtor for RE/MAX Professionals and Tucson native. Along with proximity to local restaurants and shopping, residents are within walking distance of famous psychedelic murals, community parks and the University of Arizona’s (abbreviated “UArizona”) campus. “You see a lot of professors,” Baker says. “The type of people that live here love older homes and are willing to take care of them.”

Starter bungalows for first-time homebuyers
Most homes in Blenman-Elm date back to the ‘20s and ’50s and some have been restored. “It’s a great area for a first-time homebuyer—anyone who wants cute bungalows,” Baker says. Midcentury ranch-style homes and adobe-exterior bungalows range between $250,000 and $400,000; these properties offer brick carports leading to circular, dirt-packed driveways. Toward the southern portion of the neighborhood, three to four-bedroom Spanish-Revival homes and pueblos built between the late ‘40s and early ‘70s are priced from $600,000 to $800,000; these houses feature private, in-ground pools, rock-landscaped lawns and solid, stucco fencing with metal gates around the property. The palm-tree-lined, gridded streets here are wide with narrow sidewalks leading to nearby historical landmarks like the massive Mission Revival-styled St. Peter and Paul Catholic Church.

Nearby parks along with small and big libraries
Neighbors in Blenman-Elm can easily walk to 3-acre Tahoe Park in the northwest corner for a picnic under shady Aleppo Pine trees or a book at the Little Free Library. The 25-acre Himmel Park is a mile-drive south of the area and features a playground, pickleball courts and a public 25-yard pool with a mural-decorated entrance. Residents can also visit the Himmel Park Library to pick from the Seed Library—a collection of open-pollinated plant seeds donated by community members. The salmon-colored, Spanish-Revival-styled-Arizona Inn is popular for weekend getaways and weddings in its scenic gardens. For movie night, folks can check out the latest flicks at The Loft Cinema a mile south; every October, the cinema hosts the nine-day-long Loft Film Festival, showcasing independent, foreign and class films within its three red-chair-filled theaters.

Vintage shopping along Speedway Boulevard
Locals can drive about a mile south via Speedway Boulevard on the southern border to a grocery shop at Whole Foods, then walk a few blocks east for funky used jeans and boots at the local Marvelous Vintage. Folks can buy and sell used clothing at the nearby Buffalo Exchange, and Main Gate Square offers several local boutiques and gift shops 2 miles west. Touring neighborhood homes and watching classics at Casa Video
The community’s Home and Garden Tour came back in April 2024 after an 8-year pause; visitors walk along neighborhood streets to check out individual historic homes and landscaped lawns, and proceeds go towards future neighborhood events and projects. Residents can drive a mile south to Casa Video and Film Bar for trivia every Tuesday and monthly movie screenings with visits from local food trucks. Locals enjoy the proximity to UArizona just two miles south and have access to Wildcat basketball games at McKale Memorial Center and the city-wide famous Festival of Books; folks can attend panels from their favorite nationally recognized authors and donate to local children's literacy programs at the pedestrian-friendly University of Arizona Mall two miles east of the area.

Theatre appreciation at Salpointe Catholic High
The neighborhood is served by the city’s largest school district, Tucson Unified, which is rated an overall B-minus by Niche. Kids can start at the C-rated Blenman Elementary—established in 1942—and continue to Doolen Middle, which scores a C-plus. Salpointe Catholic High is the highest-rated Catholic school in the Tucson area and scores an overall A, according to Niche. The 74-year-old school is known for its arts curriculum, including the Theatre Program, which competes at the annual Southern Arizona Thespian Festival.

A few miles away from downtown Tucson
Downtown is about 3 miles south via Tucson Road, which cuts down the middle of the neighborhood, and Interstate 10 is about a 6-mile drive west. Tucson Sun Tran buses regularly stop along North Campbell Avenue on the western border and Country Club Road on the eastern side. Baker says residents can hop over Campbell to the Sun Link Streetcar, which connects to five different downtown districts. Banner University Medical Center is less than a mile drive west of Blenman-Elm, and Tucson International Airport is 9 miles south.
