Historic, centralized community close to famous city establishments
Developed on a former golf course 3 miles east of downtown, Broadmoor-Broadway is a quiet community half a square mile in size with historic homes, an active neighborhood association and close proximity to some of Tucson’s best eating spots in decades-old Broadway Village. “People drive from all over the city to get to those places,” says Tony Baker, Realtor at RE/MAX Professionals and Tucson native. “It’s in a super perfect location, and it attracts those who are maybe a little more ‘green’ since there’s a Natural Grocers right there.” Residents enjoy walking to the nearby desert tree-filled Arroyo Chico creek bed and hosting several monthly gatherings at its centrally-located Malvern Plaza. With more businesses building up along Broadway Boulevard—the neighborhood’s northern border—through the Sunshine Mile development project, Baker says people will be even more drawn to the area.

Following World War II, Broadmoor-Broadway experienced a building boom where home design features previously only available in upper-class developments popped up in this more middle-class area; in 2021, the neighborhood gained official historic status from the National Register of Historic Places after a decade of effort put in by residents. Brick bungalows and ranch-style homes are scattered throughout the area and range between $175,000 and $350,000; these midcentury properties feature long, carport-covered gravel driveways and rock gardens with low-water plantings. Three-bedroom ranch-style and pueblo homes built between the ‘40s and ‘50s are typically priced between $400,000 and $650,000 and feature smooth adobe exteriors with red-tiled roofs and brick back patios that lead to in-ground pools. Streets here are wide and lined in a grid with palm-tree-dotted sidewalks that lead to nearby churches like Korean Presbyterian and First Free Will Baptist.

Strolling on Arroyo Chico Greenway and gathering at Malvern Plaza
The 880-foot-long Arroyo Chico creek cuts through the center of the neighborhood and seasonally fills with water to create a lush habitat for local wildlife; residents can walk or jog on the adjacent 3-mile paved Arroyo Chico Greenway, which extends into the nearby Rincon Vista Sports Complex and connects to the western side of the creek. The mesquite-tree-covered Treat Walkway is another favorite among locals and stretches several blocks from the southern and northern border; folks can stroll toward the tiny Malvern Plaza, adjacent to the walkway, to check out a novel at the purple Little Free Library or drop off a verse at the Poetry Mailbox.
The 131-acre Reid Park is 2 miles east of the area and offers paved bike trails as well as University of Arizona Wildcat baseball games at Hi Corbett Field. Folks can hit tee time at the public, 18-hole Randolph Dell Urich Golf Course in Randolph Park next door Adjacent to the park, the Reid Park Zoo offers North American, African and Asian animal exhibits, and parents can register their kids for a 3-day-long summer camp where participants learn about conservation and get behind-the-scenes tours of the zoo.

In the northeast corner, the Broadway Village Shopping Center’s small businesses and restaurants are housed in modern recreations of the center’s original 1940s Spanish Mission Revival-style buildings; locals can walk to pick up groceries at Natural Grocers then stand in line for fresh loaves of sourdough at the well-known Barrio Bread, which won a James Beard Award in 2022. Locals here get together for monthly Coffee and Conversation meet-ups and movie nights at Malvern Plaza, near the center of the neighborhood. Every April, the area hosts Porch Fest where resident musicians perform in front of their homes while onlookers munch on snacks from local food trucks. Since 1984, neighbors have celebrated Independence Day through the July 4th parade and potluck, where residents stroll area streets waving American flags in the morning and have a picnic lunch in the afternoon.
