Near the best of the valley

The mid-century housing boom turned farmland into Flowing Wells, a suburb just outside of Tucson with everyday conveniences close to home. “Population makes Tucson a city,” says Patti Scanlon, a Tucson native and Realty Executives Agent who has been selling in the area since 1992. “But our attitude makes us a town.” While the nearby schools give the area a sense of community, residents can still hop on the highway in no time to explore all the best of the valley and beyond. Other perks of the neighborhood include homes at multiple price points and plenty of parks for every outdoor occasion.

Homes of all styles and prices

As a larger neighborhood, Flowing Wells has a patchwork of housing developments. “A lot of the housing was developed in the 1950s and earlier,” Scanlon says. “There’s not a lot of new construction, it’s pretty established.” There are mobile homes and trailer-style homes in the western point of the neighborhood, while other areas of Flowing Wells include two-story homes in subdivisions with community swimming pools. At the higher end of the price range, a newly built or remodeled 3- or 4-bedroom home will go for $300,000 to $400,000. A manufactured home will start at $25,000 and go as high as $300,000. Residential streets tend to lack sidewalks, but many homes have fenced-in front yards with cacti or palm trees.

Multiple schools located right in the neighborhood

As part of the Flowing Wells Unified School District, “schools anchor the area,” Scanlon says. There are a few elementary schools in the neighborhood including Centennial, Homer Davis and Laguna, which range from a B-minus to B score on Niche. Students then graduate to Flowing Wells Junior High and Flowing Wells High School, both scoring a B-plus. In 2023, Flowing Wells High received an A-plus School of Excellence Award from the Arizona Educational Foundation.

Self guided wildlife tours to an expert jump track

Whether the activity is little league baseball, grilling for a picnic or taking the dog for a walk, Flowing Wells has a park nearby. Golfers head to the Silverbell Golf Course while disc golfers visit Rillito Regional Park. At Silverbell Lake, there’s fishing, “well, fishing on a desert scale,” Scanlon says. She adds that she's been kayaking there, but “It doesn’t take very many strokes to get across the lake.” Residents can play tennis, baseball or jog the bowtie-shaped loop at Flowing Wells District Park. Next to the park is the Kory Laos Memorial BMX Park. For birding and wildlife viewing, there are trails winding through the 60 acres at Sweetwater Wetlands Park on the other side of the freeway.

Multiple convenient shopping centers

At River Crossing on West River Road, residents can grocery shop at Basha’s or pick up a pizza, sandwich or cheesesteak at the local chain Serial Grillers. Other dining options include The Outlaw Bar and Grill and Chariot Pizza near the Food City at Flowing Wells Plazaz. Oracle Wetmore Shopping Center has big box stores like Target and Home Depot. Just up the road is Tucson Mall with over 170 stores and restaurants. For mini golf, go-karts and more, Funtasticks Family Fun Park is just next door.

Heading downtown for festivals and fairs

All that Downtown Tucson has to offer is only 10 miles away, from the Tucson Meet Yourself Folklife Festival to the Fourth Avenue Street Fairs. Farther out, the popular Pima Air & Space Museum is only about 5 miles away. They host The Great Paper Airplane Fly-off every year for ages 6 to 14 and family teams.

Getting around the city in 15 minutes or less

With a location flowing along the 10 Freeway, River Road and Oracle Road, Flowing Wells offers convenient access to the northern suburbs, Downtown Tucson and plenty of major commerce corridors in between. Additionally, Tucson’s main Amtrak station is about 10 miles away while Tucson International Airport is about 15 miles away.

This is an older area. The houses are older and smaller than all the new houses going up all around Tucson. It is a nice area in terms of being close to things. There is a mall nearby. It is not too far from the University of Arizona.

It is a fairly safe area, if any area can be called safe anymore. There is some vandalism. Road and sidewalk maintenance is terrible. The sidewalk in front of out house has been bulging due to the extreme heat. I have called the county to fix it but no has come so far.
