Founded in 1981, Midvale Park is a South Tucson master-planned community with easy access to shopping and dining, and nearly 3,000 single-family homes that are "priced for a first-time homebuyer,” says Chaz Elsten, Realtor for AZ Flat Fee and Tucson native. “Here you’re 10 minutes from downtown and the University of Arizona," continues Elsten, "and maybe an hour from the Mexican border.” Home to plenty of Mexican-focused eateries, as well as community parks and multi-purpose trails, Midvale Park is within a few miles of area mountain peaks and the San Xavier Mission Catholic Church, a late 18th-century historic landmark.

Popping wheelies at Grijalva Park

Folks in Midvale Park can walk to the 3-acre Grijalva Park for a match of sand volleyball, some swinging on the monkey bars or a tour of the obstacle course in the Christina-Taylor Green Skate Park. The 137-mile-long Chuck Huckelberry Loop—also known as “The Loop”—travels through the eastern side near the Santa Cruz River wash and features a paved trail for walking, jogging and biking. Sitting out for firework shows on A Mountain

Every July, the city holds its annual Fourth of July Fireworks Celebration from A Mountain; Midvale Park residents can watch the show on their lawns or head 6 miles north toward the Tucson Convention Center downtown for free parking and snacks from food trucks. Locals can also attend the city-wide popular All Souls Procession, which takes place every November near South Avenida del Convento near the convention center. Thousands of skull-face-painted visitors with flower crowns walk along downtown streets to celebrate lost loved ones, and internationally known artists dance on a two-story stage.

Authentic Mexican cuisine blocks away

In the center of the area, Midvale Park Shopping Center features a Walmart Supercenter and Fry’s for groceries, and for a sweet treat, residents can pop into the locally owned Suspiros Cakes Valencia. “Midvale is close to South Tucson—all the best Mexican food is in South Tucson,” Elsten says. Guadalajara’s Grill prides itself on serving fresh, tableside salsa and flaming fajitas, and people love ordering fried fish and ceviche at the nearby Casa Valencia. Tucson Spectrum Mall sits in the northeast corner and features small businesses like Stylo selling kids' clothing, as well as retail chains like Ross and Old Navy. Folks can also catch the latest flick at Harkins Theatres located in the mall.

Easy access to downtown and proposals to reduce traffic

Downtown Tucson is a 7-mile drive north via Interstate 19 on the area’s eastern border. Bike lanes can be found on West Drexel Road and South Midvale Park Road, which intersect in the middle. Toward the end of 2023, the city announced plans to build a bridge on Drexel to reduce traffic on Irvington and Valencia Road, which cuts through the community. Running near the Santa Cruz River wash The Loop can be used for biking to and from work around the city. Within the neighborhood, residents can access Midvale Medical Center, and Tucson International Airport is a 6-mile drive east.

Flooding and Fire extremes near Midvale Park

During Arizona’s monsoon season between June and September, the Santa Cruz River wash is at risk of overflooding into main areas in the neighborhood. Residents can sign up for MyAlerts messages through Pima County to get the latest updates on road closures and flooding near homes. Right before monsoon season, homes in the middle to northern portion of Midvale Park are at a higher risk for wildfire destruction. The city of Tucson’s official website suggests keeping a battery-powered radio and a supply of water among other items in the event of an emergency evacuation during these fires.
