In the middle of Central Tucson, the quiet but established neighborhood of Richland Heights has a lot to recommend it to homeseekers. Its most notable feature is the surrounding mountain vistas. The snow-topped Santa Catalina Mountains to the north and the Rincon Mountains to the east ensure stunning views even on the dreariest of days. Richland Heights and Central Tucson have earned notable credentials. Niche ranks them as one of the best neighborhoods to live in Tucson, with an overall grade of A. Tucson has recently been named a Top 10 retirement destination according to AARP, and Conde Nast Traveler has named Tucson the best place to visit in North America in 2024.
According to Spirit Messingham, Realtor and Owner of Tierra Antigua Realty for 16 years, “Richland Heights is a desirable Central Tucson neighborhood with a wide variety of architectural styles. You can feel pretty secluded but at the same time you’re close to the University of Arizona, Banner Medical Center and plenty of four and five-star restaurants. The neighborhood is essentially in the foothills while being in the middle of Tucson.” As a third-generation realtor, he offers a word of caution, “Smart buyers are wise to learn as much as they can about homes they’re interested in. There are complex distinctions in Tucson residential real estate – such as historic and non-historic designations – that are not readily apparent when touring a home. Also, like many Central Tucson neighborhoods, the vibe can change quite dramatically from one block to the next; that’s not a negative thing, that’s just a fact about city living.”

While there are no city parks within Richland Heights, Rio Vista Natural Resource Park is less than a mile north of the neighborhood. Highways and Sun Tran busses help residents get where they need to go
Tucson offers Sun Tran bus service throughout the city. However, as the overall feel is fairly uncongested in Richland Heights and Central Tucson, many residents will drive to work, school and shopping. Residents also commonly use taxis and limos when heading to Tucson International Airport. It’s about 5 miles south to Interstate 10, which connects to I-19 and connecting state routes, including Highways 77, 86 and 210.
