Bordered to the north by the Rillito River, the neighborhood of Rillito is a small residential pocket in Tucson, Arizona, where locals are within walking distance of outdoor recreation areas, and homes feature panoramic views of the Santa Catalina Mountains. The community is a short drive from Tucson's downtown, and residents enjoy being within 2 miles of grocery stores and restaurants. The streets are lined with tall cacti, mesquite trees and palms. “It is a solid entry-level community for first-time homebuyers," says Realtor Anthony Schaefer, who sells homes in the area with the Long Realty Company. “It has a really cool community feel with parks and easy access to a lot of amenities within a 5-minute drive.”

Cacti-lined streets and 21st-century builds
Most Rillito homes were developed in the late 1990s and early 2000s. The neighborhood is split into individual subdivisions that offer a variety of home options for buyers. There are two-story single-family homes, often with enclosed multi-car garages, in the Riverhaven subdivision. Many houses in this subdivision were built in the early 2000s and feature modern appliances and updated interiors. Houses sit close together on lots large enough for backyard barbecues. The fenced-in backyards allow folks to enjoy Tucson’s desert atmosphere. Rillito’s southwest side is home to a selection of manufactured homes and brick ranch-style homes. The average two-bedroom 1950s ranch-style house with recent renovations hits the market for between $250,000 and $320,000. With a budget between $330,000 and $450,000, homebuyers can snag early-2000s three-bedroom Mediterranean-style houses. “The lots are fairly close together, so you do feel your neighbors," Schaefer says.

Moderately rated public schools
Local families are within walking distance of Davidson Elementary School, part of the Tucson Unified School District. Serving kindergarten through fifth-grade students, the school boasts its title as an Opening Minds through the Arts Gold School that implements music, dance, and instrumental instruction into the curriculum. Niche gives Davidson a C-plus overall grade and a B-minus teacher rating. Children often move on to Doolen Middle School, which also holds a C-plus Niche grade and has a 13-to-1 student-teacher ratio. Teens usually attend Catalina High Magnet School, which has a C Niche rating and a 72% average graduation rate.

The Rillito River forms the neighborhood's northern border. Residents can walk to Rillito River Park, which allows outdoor lovers to access the 137-mile Tuscon Loop, a paved trail popular among cyclists and hikers. Dog owners can head to the Smiling Ranch Dog Park, located just minutes outside of Rillito, where their four-legged friends can get some off-leash exercise. Brandi Fenton Memorial Park is also just minutes away and features facilities for basketball, soccer and horseback riding. Local parents can take their young ones to the park to use the playground.
