Settle down in the small suburb of Tucson Park West #1 located between Downtown Tucson and Tucson Mountain Park.

Homes in Tucson Park West #1 are predominantly brick and stucco ranch-style houses. The median year built is 1970 and the median price for single-family homes is about $355,000. The average single-family home size is about 1,450 square feet and the median lot size is about 6,100 square feet. Smaller lot sizes paired with sidewalks encourage neighbors to get to know one another by going out for a walk and stopping for a chat. Carports provide additional convenience and protection from the elements. Palm trees and towering cacti make up the majority of landscaping, with very few lush green lawns to be found in the dry climate. Stunning mountain views make up for the lack of greenery.

Students in the neighborhood can attend Tolson Elementary School, which received a C-plus rating from Niche and serves about 340 students with a student-teacher ratio of 16 to 1. The school offers a variety of programs from early learning centers to summer programs to OMA (Opening Minds Through the Arts). Mansfeld Middle School is another option and nationally certified demonstration magnet school that also received a C-plus rating from Niche and serves about 900 students with a student-teacher ratio of 17 to 1. Cholla High Magnet School scored higher, with a B-minus rating from Niche, but the student population is significantly higher, with 1,700 students and a student-teacher ratio of 17 to 1. Cholla is the only highschool in the district and the first in the county to offer the International Baccalaureate Diploma Programme. Students are also encouraged to participate in additional programs like JROTC and AVID.

Stretch your legs on Jack and George Mountain Trail, a moderately challenging option that’s just over a mile out and back. Joggers and dog walkers love that there’s just enough elevation to offer stunning views, especially with all the local flora and fauna to enjoy. Greasewood Park is a nearby option that stretches for over 150 acres. It’s the first natural resource park set aside by the city and has a nature trail dedicated to the enjoyment of local desert flora. In fact, the space was specifically chosen to hold the park because of its unique groupings of plants, so make sure to bring your camera.

Hungry? Daisy Mae’s Steakhouse is a rustic restaurant with a southwestern-inspired style that serves everything from mesquite-fired steak to baby back ribs. Other nearby eateries include Bianchi’s, a cozy Italian place with all the classics, like pizzas, calzones and pasta. Ramon’s Taco Shop is another great nearby option known for its homestyle Mexican food. This family-owned and operated restaurant is known for its huge burritos, a local favorite.

Another convenient amenity in this neighborhood is the Pima County Community College West Campus. Here you’ll find programs for everything from nursing and radiology to dental studies and fashion design. If you’re itching to play some golf, Starr Pass Golf Club is nearby and just waiting for you to come sharpen your skills. Choose between three nine-hole courses and enjoy the surrounding desert scenery and mountain views. The course itself was designed by Arnold Palmer.

We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
