Most of the housing was initially built around the 1950s, although construction is becoming more frequent. “When I bought a rental property in this area, I decided to move out here,” says Therese Bianchi, a Seattle native and real estate broker with Windermere West Metro. “There are large parcels of land, and it’s close to Seattle, but it feels more rural with land that has development potential.” Contemporary architecture plus single-level and elevated ranch-style homes are common. Prices range from $300,000 to $800,000. Condos cost around $200,000 to $400,000.

Hilltop Elementary School earns a C-minus grade from Niche and offers a Spanish Dual Language program with classes taught in both English and Spanish. The C-rated Showalter Middle School occasionally holds panel discussions for students with players and faculty of the Seattle Seahawks. Juniors and seniors can earn tuition-free college credit at Highline High School, which receives a B-minus, through the Running Start program.

Boulevard Park borders the Rainier Golf and Country Club, established in 1920 as the second-oldest private course in the Seattle area. Hilltop Park is a meadow with a grass path through the forest and a picnic area. North SeaTac Park is one of the most extensive green spaces, with trails and athletic facilities, an remote control car track and a BMX park. The center of Burien is about 3 miles southwest, which has a walkable downtown filled with storefronts and restaurants. The city also has a reputation for its dining options. “Burien has fantastic restaurants,” Johnson says. “The businesses are all locally owned and blissfully free of chains.” La Rielera is a Mexican restaurant serving burritos in a dining room covered in wall art. Named for the neighborhood’s relationship to the Seattle-Tacoma International Airport, Flight Path is a burger bar with open mic nights and live music. Safeway is a supermarket less than 2 miles west on First Avenue, while Luciana’s Market is a locally owned grocery store on Des Moines Memorial Drive with apparel and kitchen items.
Not far from Boulevard Park, folks can stroll along the walkable streets of Downtown Burien.
At Flight Path, you can expect friendly service and might catch a live music performance.

Buses, trains and airplanes
Boulevard Park is mostly car-dependent and has very few sidewalks. The King County Metro bus system provides public transit with stops along 120th Street. The Sound Transit Light Rail takes trips through the city, and the Tukwila International Boulevard Station is about 2 miles south. This neighborhood is close to state Routes 99 and 509, which connect to downtown Seattle, roughly 9 miles north. SeaTac, is around 4 miles south for easy trips to other destinations.
