Affordability in North Tulsa

About 6 miles from downtown Tulsa, Chamberlain is a comfortable option for residents looking for spacious homes near downtown, at a lower cost than in much of the city. Lately the area has drawn investor interest for its 1950s homes built in the postwar boom. “Chamberlain is an established community that is one of the most affordable neighborhoods in the entire Tulsa region,” says Rachel Close, a sales associate with McGraw Realtors in South Tulsa.

1950's ranch homes and renovated properties

Most homes in the neighborhood were constructed in the 1950s, around the time of a housing boom after World War II. Ranch-style homes are most common, often three bedrooms, close together on lots separated by chain fencing. Prices tend to range from $60,000 to $120,000. “Just like most other places in Tulsa, the market value of the homes here has risen,” says Denise Donaldson, a broker with Donaldson Realty Company who has sold homes in the area for over 20 years. There are also several plots of land for sale at varying price points. A quarter-acre of land can sell for under $20,000, whereas half-acre lots can sell for $40,000.
