Quiet area with easy downtown acess
Florence Park South sits south of 21st Street from the popular Florence Park neighborhood, but it’s much quieter. It’s an area centrally located to several city amenities such as the Expo Center and Utica Shopping Center. Residents are also adjacent to the Broken Arrow Expressway. “It’s one of the major commuter routes having close access to that is a high value,” says John Spillyards, realtor at Keller Williams Advantage, who holds 30 years of real estate and commercial experience. “You could be downtown in ten minutes.”
Diverse midcentury houses
Homes here rose from their sturdy foundations in the 1940s and 50s, with construction styles common in Tulsa suburbs as its population grew heading into the latter half of the 20th century. “That area has always been a quieter neighborhood. It’s a lot of smaller bungalows, one-story midcentury ranches, nice wide streets, mature trees,” says Spillyards. Many homes are receiving renovations, including white and black features, drawing inspiration from Transitional influence. “Some homes back to the expressway. If they’re not updated, they may have single-pane windows, and they can be a little noisy,” says Spillyards. Standard interiors feature three bedrooms and around 1,500 square feet. These homes are slightly higher than other Tulsa neighborhoods, having prices ranging from $200,000 to $500,000.
