One of Tulsa’s best-kept secrets

Couched in the curve of three major highways northeast of downtown Tulsa, Layman-Van Acre maintains a low profile. “If you’re looking for a more affordable area that’s kind of hidden, this is probably your spot,” says Stephen Hester, real estate agent at Coldwell Banker Select and host of YouTube’s Stephen Talks Oklahoma. “The area isn’t bad, but it’s also kind of a secret because a lot of people really don’t look at that area.” The neighborhood is close enough to downtown Tulsa for an easy commute, but residents also enjoy proximity to attractions like the Tulsa Air and Space Museum & Planetarium, Tulsa Zoo and Tulsa Raceway Park. North of East Pine Street, residential areas give way to warehouses and manufacturing facilities. Just beyond is Tulsa International Airport, the city’s first commercial air station.

Take to the skies at East Central High

Students attend a progression of schools within a 10-minute drive of the neighborhood. At Mitchell Elementary, mentorship opportunities and positive reward systems get kids off to a promising start. Next comes East Central Middle School, followed by East Central High School, which offers paid internships to seniors interested in the aerospace industry. All these schools have a Niche grade of C-minus.

Two miles from Tulsa International Airport

Proximity to Tulsa International Airport is one of the neighborhood’s most elite perks. Airport Drive is just two miles away, meaning travelers can start checking their bags within minutes of leaving home. “I would say that you would definitely hear some planes if you lived there,” Hester says. “But you could also get some majestic photos of planes taking off.” The Gilcrease Expressway provides the best route to the airport, but Interstate 244 and the Mingo Valley Expressway are also within reach. Tulsa’s downtown is 8 miles east, another relatively quick commute. While there are a few MetroLink Tulsa bus stops on East Pine Street, it’s rare for locals to rely on public transportation this far outside the city center.

Brick ranch-style homes with attached garages

A stroll down the residential streets reveals rows of brick ranch-style homes, most dating to the 1950s. Lot sizes measure about a quarter acre on average. Attached garages and generous driveway space allow multi-car families to park their cars on their properties rather than on the road. Joggers and dog walkers, meanwhile, should expect to navigate traffic, as there aren’t many sidewalks. A 3-bedroom fixer-upper might sell for $90,000 to $115,000, while a well-maintained ranch home of similar size costs $120,000 to $150,000.

Hanging out at Hank’s Hamburgers

Within Layman-Van Acre, shopping and dining opportunities are thin on the ground, but a short jaunt across I-244 livens things up. Bargain hunters can sift through the treasures at Admiral Flea Market and Good Vibes Collectibles or head to Walmart Supercenter for groceries and home goods. At Hank’s Hamburgers, a popular Route 66 landmark, chopped onions are pressed right into the patties so they fry up golden brown. In the northern part of the neighborhood, Christy’s Good Food serves tempting sandwiches made with sliced beef brisket and smoked Polish sausage.

Lazy days at Loving Park

Loving Park is in the heart of the neighborhood, sprawling across 10 acres with a walking path tracing its outer edge. A playground, a small picnic area and basketball courts round out the amenities. Because the park is centrally located, it’s within walking distance for most residents. Norvell Park is smaller and farther away, but it’s close to Mitchell Elementary, making it a convenient after-school stop.
